Words of Advice - Selling

We've been selling our property for 14 weeks and in that time, we've lost 2 buyers - their chains fell apart. One buyer has lost faith and isn't selling her house now after their buyers messed them around and the other is back on the market...

Can anyone offer some advice? I'm starting to feel so disheartened now. Fed up of deep cleaning my house every week - 2/3x a week too! :(

It depends how much you want/need to sell. If you definitely need to move, then you've really just got to keep it on the market but maybe stress to your estate agents that they need to verify clearly the proceedability of any offers on your property. Also you know your local market - are houses still selling readily easily? - it suggests they are as you have had two buyers in that time. Sympathise with you, the whole house buying and selling in England is very difficult, not to say dragged out and very time consuming. We had a reasonably straightforward sale and purchase (although it had it's moments) and in all it has taken five months. I think if you do need to sell, then you've just got to hang on in there, and make sure the agents do the viewings which does minimise the stress a bit!

My pleasure - let us know what you decide to do, and how you get on! If you have a look at the buyers and sellers thread you will see the tortuous journey people have had, but they all seem to get there in the end. Sadly the way the system is set up in this country makes it a very stressful process though.
