House layout - which would you choose?

Option 1 - kitchen (which is quite small so can't have dishwasher or separate tumble dryer - only room for a washing machine) + play room + under the stairs cupboard (housing things like the hoover, ironing board etc)

Option 2 - kitchen + utility + downstairs toilet

Option 3 - kitchen + play room + downstairs toilet

Option 1 is what we have.
Option 3 is the easiest change but means no utility so no dishwasher or tumble dryer and where would store the hoover, ironing board etc.?
Option 2 I think would be my preference but we lose a play room (for a utility room) and would be the most work / cost.
Is it worth it???

For info. we only have one bathroom in the house at the mo - is that an issue?
2 adults + 2 DC (5 + 7).

Can't decide what to do so what would you do???

We're now actually thinking a utility cupboard as opposed to full room!
So the playroom would be split into a place to house the washing machine/ Hoover/ ironing board etc witn an albeit smaller place for the DC to hang out.
Plus downstairs toilet - and then room for a dishwasher in the kitchen, hoorah! Smile

Don't get a washer dryer combo, they're awful! If you can fit in a downstairs loo then do so, but please don't put it off your kitchen! You need storage. If you don't have enough, you'll just have clutter everywhere. You could make the spare bedroom into a laundry room for now, then a teen space when they're older. Could you use some space off it to make an ensuite for one of the other bedrooms? Then you won't need to have a downstairs loo.
