Buying a house with leasehold and neighbours as freeholder?

Looking at a leasehold flat, it’s a house that seems to have a freehold on the back garden, a freehold on the house. The leaseholds if downstairs also seem to hold all the freeholds

Would you be wary of this? Previous flats I’ve either had share of the freehold, or there’s been a large TMO as freeholders. I’m a bit worried that as the only leaseholder I’ll be subject to works downstairs want. I was also worried that potentially the garden could be sold separately? It has side access and it’s a city centre of a main road.
