Smaller house on massive plot, or bigger house on smaller plot?

House A
Huuuge plot. Driveway parking for 3+ cars, garage. Massive back garden, currently with two poly tunnels, a shed, a concrete pad for another shed, patio, massive lawn, etc etc. Backs onto the allotments. 20min walk/amble to the village centre.
House itself is a 3 bed plus loft room, living room, conservatory, kitchen+tiny dining room/alcove, pantry. Needs full redecoration and I doubt the loft room meets any build regs. Lots of kerb appeal - it's a very pretty house.

House B
Much smaller plot, village centre, decoratively needs very little doing, 4 bed rather than 3 bed. Lovely inside, boring 80s semi on the outside. Bigger house - less land. Driveway parking and a garage.

Which would you go for? Heart says house A, the garden and outside space is amazing. Head says house B.

I'm also not sure what's wrong with house a, other than the kitchen and blue carpet room it looks fine, and th kitchen can be lived with.

House b is dated and that open plan kitchen living room has not been done well.

house A has definitely got the omg its georgous factur and house B has an open plan kitchen i prefer a seperate kitchen, A all that land kerb apeal and any house can be made what you want it to be

Is the problem with A that there are two bathrooms on the ground floor and three bedrooms on the first floor. That’s not great so really the ground floor extension needs to be two storey and the bathrooms moved upstairs. Not that expensive to do. The dining room could be a study/bedroom. It’s even near the bathrooms. It’s an attractive house to look at and nicer than B.

B is dated and is obviously extended. No dimensions on the floor plan so how big is the 4th bedroom? Looks like a box room!

A has way more potential. You need money but it’s a project!! Therefore negotiate on price.

First estate agent round to value our current place, very positive about being able to sell it quickly as the location is so good.

Booked to see house A on Monday, waiting to hear back from agents about house B.

Because I hate OPs who don’t update...

We visited house A today. Beautiful garden and outside space, but just too much work for us. It needs a complete rewire, new boiler, the opening from living room into conservatory is too low to fit doors in - but we wouldn’t want to leave it open.
There’s a ladder type stair up to the loft room which is fixed and takes up nearly the entire upstairs landing - you’d have to remove that straight away, but would then have no real access to the loft unless you got a pull down type ladder.
The garage is near derelict.
None of these issues are insurmountable, but we wouldn’t want to pay much over £390k for it. Which seems an insultingly low offer.

86.6% of the asking price for a house needing that much work in the current economic climate is far from insulting, OP. They've been on for over 2 months, which is usually the point at which the expectation of a quick and easy sale starts to dissipate. Be bold - start at £380 and work your way up, if necessary. Smile

OP You've nothing to lose by putting in the low offer and if it's going to be your forever home you can make it exactly as you want it over time.

Has the house had many viewings/any offers at all?

Are you putting your own house on the market soon? The vendors won't be happy if you don't as they make think you're time wasters.
