Smaller house on massive plot, or bigger house on smaller plot?

House A
Huuuge plot. Driveway parking for 3+ cars, garage. Massive back garden, currently with two poly tunnels, a shed, a concrete pad for another shed, patio, massive lawn, etc etc. Backs onto the allotments. 20min walk/amble to the village centre.
House itself is a 3 bed plus loft room, living room, conservatory, kitchen+tiny dining room/alcove, pantry. Needs full redecoration and I doubt the loft room meets any build regs. Lots of kerb appeal - it's a very pretty house.

House B
Much smaller plot, village centre, decoratively needs very little doing, 4 bed rather than 3 bed. Lovely inside, boring 80s semi on the outside. Bigger house - less land. Driveway parking and a garage.

Which would you go for? Heart says house A, the garden and outside space is amazing. Head says house B.

House A - athough I think it is overpriced compared to the most recent house that sold in that road.

I'd never have a house on a main road (even if it is a village) noisy at times and the garden of house B is not child friendly at all.

Best to see how you feel when you view them though!

If you'd have a significant budget for a double story extension and renovations I'd go for A but B seems much more practical and still a good garden.

I'd want an upstairs bathroom definitely.

House a has been on the market for a while. You might be able to come down on the asking price.
I much prefer house a. But I'd prefer the location of b. Very tricky.
I think I'd still go with house a. It has the potential to be incredible.

Neither, house a the rooms are small and it's a massive expense to extend to have an upstairs bathroom.

House a has low ceilings so a definite no for me. But if you don't mind the ceiling height, house B has better sized rooms and is more practical and I would still negotiate on the price. The exterior could be made better quite easily also, with paint and a nice porch.

House A, for sure. As long as you can afford to do it up (long term, I mean, not necessarily immediately).

Form your first description, I thought A. But it needs a lot of work doing to it, the rooms are a weird shape and not a great layout. Do you have the time and money to do it up?

House B is much nicer inside, and you could remove some of the flower beds to create a larger garden.

Difficult decision!

House A any day! House B is also dated, and will need work doing to it too unless it's your style already. House A is a project, but will look amazing in time. There's room to convert the single storey extension to. 2, you have room for a garden office which can also double up as. Teen hangout in years to come. The garden is amazing! House B looks ugly.

House A by a country mile - lovely, and although interior not good at the mo, it's not really anything that can't be lived with and done gradually by the look of it?

It depends if you like renovating and may wish to extend. But extensions aren't cheap ...

A for me too, both before and after seeing the details. You could use the conservatory as the dining room, knock the storerooms etc together to make the fourth bedroom, maybe your room as it has a bathroom off it? Having the land means you have the space to extend.

House B will be a pain when you have teens with friends, all that kitchen in the living room stuff doesn't work with large, noisy teens.
I'd go for A anyday. Dead easy to extend A as you have the space.

Poffley End is a good name for a village. We live in a village quite nearby, it's a lovely part of the world and Witney is very nice.

I'd go for B on the face of it, the work needed to get A up to scratch would intimidate me.

A could be beautiful but I don't like the layout so for me it would need a lot of work. Do you have the cash to do it up within a year or two or is it long term? Could be amazing if you spend £50k doing it up/rejig layout, and longer term the same again on an extension.

I'm not very keen on house B either though, something about it doesn't have a nice feel.

@stucknoue Nothing in the local plan for development in this area. Although who knows what will happen in the long run.

@WishIwas19again It would definitely be a long term thing to do it up.

Depends how much you like gardening.

Bug gardens can take a lot of work. If you like that, fine. If not, you need a gardener or a more manageable plot.

Better location, less work. Particularly in the garden.

House a, there is no comparison. House b doesn't even come close. I'm shocked there is so little price differential.

B has got a much better floor plan, but A looks a lot more flexible. Plus it has land, and if you can afford to extend in the future, the option is there.

Also A has that massive garden.

You need to look at them to get a real feel for how they are inside, how light they are, how easy it would be to rejig A if you needed to.
