Smaller house on massive plot, or bigger house on smaller plot?

House A
Huuuge plot. Driveway parking for 3+ cars, garage. Massive back garden, currently with two poly tunnels, a shed, a concrete pad for another shed, patio, massive lawn, etc etc. Backs onto the allotments. 20min walk/amble to the village centre.
House itself is a 3 bed plus loft room, living room, conservatory, kitchen+tiny dining room/alcove, pantry. Needs full redecoration and I doubt the loft room meets any build regs. Lots of kerb appeal - it's a very pretty house.

House B
Much smaller plot, village centre, decoratively needs very little doing, 4 bed rather than 3 bed. Lovely inside, boring 80s semi on the outside. Bigger house - less land. Driveway parking and a garage.

Which would you go for? Heart says house A, the garden and outside space is amazing. Head says house B.

House A.
I'd do it up and have Chickens at the bottom of the garden. I'd love to have that house.
House B is pretty much same old same old, that you could find anywhere.

Yes, the plan would be to make that second bathroom into a shower/utility room and create a much bigger opening into the dining room.
Downstairs bathroom is a pain, but an eventual extension could give us an upstairs bathroom - one of the neighbours has been given planning permission a few years back so it should be an option for us.

A looks a much nicer street on street view as well. B looks quite cramped/overlooked with the houses being closer together.

A! Its gorgeous! And not exactly small!
But then when I look at houses I look at the garden first so that's my priority.
B is just meh.

I was team A, but now I've seen them I'm team B.

Lack of upstairs bathroom is a big deal for me and the rooms are better proportioned/laid out.

House A still, such a lovely plot. House B is just too done, and why no pictures of the other downstairs rooms.

DD is determined we will have chickens. And goats. And a dog... I might compromise on chickens but bigger livestock not a chance.

We've got sell ours, have a chat with our mortgage company, and get surveys and the boring stuff done before we decide. It could definitely be a forever house.

House A though layout of house B is better
house B requires more gardening than house A as so fussy nowhere for kids to play as obstacles pergolas weird shaped flower beds can't run more than 2 metres without bumping into something

@checkmaid our current bedroom is in the loft and we have to come down a floor to the bathroom, so it's not a deal breaker here. Although I would like to not have to stumble down the stairs for my morning wee.

We are booked to see both houses.

I’d go with A personally everything looks functional and I’d be happy to wait to refurbish. Kids love gardens and you do does too I’d go for it and save money by growing my own veg and having chickens! It looks dreamy!

If you have the money to do up A, then I'd go for that, but if it would take everything you have, then I'd go for B.

House A is infinitely prettier and definitely has the wow factor with the land around it. However, the rooms are small, downstairs is a mess (small awkward spaces), there isn't an upstairs bathroom, and it requires a lot more than a DH DIYing in his spare time. Check if the conservatory is even legally connected to the main house as there aren't external doors between it and the living room.
House B is a bit ugly with all that pebbledash but it's well laid out and the location is much better for a family.

I still think I'd go with House B and put DH's skills to improve the kerb appeal.

And just look at how ugly House A's neighbour looks - it's just a lick of paint and shutters that make House A very pretty. You could apply similar principles to House B to make it prettier.

House a def has more appeal. But depends if you have the time, inclination and money for it. If not it will take forever to do up and become a huge stress. Also for the upkeep. We bought a house with a huge garden thinking it would be great for the dc - its actually a pain. they're still young so need constsnt supervision, just minimal gardening takes a lot of time we dont have, (we cant afford a gardener), and they've both turned out to be more indoor types despite my best efforts Confused

but dont let me put a downer on it - it could be beautiful!

I've lived in a house very similar to house A and we moved to one like house B. So much happier in house B. In house A I felt isolated and got fed up with driving everywhere. I like gardening but when it takes all morning just to mow the lawn - that's a bit of a nightmare with kids to look after as well.
For me the reality of rural life wasn't all I thought it would be..

Agree I just don't have time to garden my largish plot. My kids are pre teens and are losing interest in being outside. In an ideal world I would live in same or bigger house all done up and have a smaller garden. Unless you can afford to have whole house done up before you move in you will find that the hassle of doing the house up bit by bit means you live with a half done up house for years.
