Latchford Warrington

Hi everyone Smile I'm looking to move to Warrington and have seen some houses within our budget (£200k) in Latchford. Can anyone tell me whether this is a nice area? There are a couple in Latchford east, are there any parts of Latchford to avoid?

Not the greatest area

That side of town then your looking at Stockton Heath, Appleton, Stretton, Grappenhall for the 'nice' areas.

The above are pricey.

On the other side of town you have Penketh, Great Sankey, Lingley Mere, Whittle Hall which are the 'nice' areas.

The above are less costly than the first set.

Anywhere inbetween i would personally avoid.

Woolston (and parts of Padgate) and Culcheth are nice as well.

Thank you both, I will have a look at the areas you have suggested. We've looked at Stockton Heath, it's beautiful but like you said quite pricey. Do you know what traffic is like getting to the M56 in the morning from Penketh/ Great Sankey area?

I grew up in Penketh, it is a lovely area. Not sure about traffic now, sorry.

I grew up in Padgate. Quite nice but lacking much of a village / centre feel. However it's nice, quiet and you get a hell of a lot for your money (disclaimer- not been back for many years!)

It depends on the route you take to the M56. If you go through town then depending how late you leave, you'll get caught in some traffic though it's still generally moving. If you take the Mersey toll bridge then you wont have an issue, but you'll need to pay the toll each day. There are plans to put another bridge in near Penketh to connect the opposite ends of the town, worth looking in to.

Hi. My dp has just come into some money so has bought a house in latchford to rent out. It's near the Manchester ship canal and you can easily walk into Stockton Heath. It's kind of inbetween Stockton Heath and latchford. It seems a nice area with lots of families.

Latchford isn't great, have a look in WA5, you'll get something much better for your money in a nicer area.

Warrington traffic is known to be rubbish wherever you're starting from but you'll soon get used to it. For £200K in Latchford I'd imagine that the house is on Edgewater Park which is deceiving as its quite a nice new build estate but in a really not very nice area.

You have the North South divide in Warrington.
I used to live in Appleton and that is lovely but expensive, just a couple of minutes driving and you are on the M56. It feels more spacious than Stockton Heath, much more green and spread out.
Stockton Heath has become very pricey and trendy, lots of eateries and bars.
During the rush hour traffic is terrible in to Warrington, bumper to bumper and slow.
As is the same everywhere places have their nicer areas within areas. Latchford is much the same, which is reflected in the lower house prices, think lots of ex council estates, terraces and a fair bit of new builds.
Perhaps take a look at Thelwall as property prices seem lower there and closer to M56.

Hi, I live in Stockton Heath and know the area well. I would avoid Latchford if you can, parts are ok but for your budget you can afford nicer places. Grappenhall is sort of between Latchford and Stockton Heath and might be a good place to look, your choice at that price would be slightly limited but there are houses.
Other (mostly) nice places Thelwall, Stretton, Appleton, Great Sankey, Penketh, Padgate, Winwick, Croft, Culcheth - basically the outskirts are nice but as you get closer to the centre of town, it gets less nice.

I travel through town from SH to Newton at around 7:15/30am and again at around 6:30pm each day and traffic is generally fine.
