Irritated with agent/viewer...

More of a whinge than anything else really...

House has been on the market for a few weeks. Had a couple of viewings but no offers as of yet. Had a viewing today, agent didn't tell us much about them before they came over. Anyway, thry've made an offer tonight for 12% less than the OIEO price. Agent then casually told us that they can't proceed anyway as they haven't sold their flat yet...

I feel silly for it but I'm pretty f*ed off by this. Low offer like that when they aren't even proceedable? What do they expect us to do?! And my agent actually said they were in a "great position" after telling me their offer, before casually mentioning they hadn't sold their flat 1 minute later... Huh?! Hmm

Husband saying we need a new agent. Can tell he's hacked off because he's washing the dishes VERY loudly... All just feels like it was a bit of fuss over something that doesn't remotely count for anything really.

We can't jump ship with the agent for another 3 weeks anyway due to contract. So think I'll stew on it for a bit. But urgh... Sorry, seems a bit silly to moan about...

I feel your pain. We had one agent who said everyone who viewed were going to put an offer in but never did get an offer.

Check your contract about when to give them notice. I didn't read mine fully and when the end of the contract came I told them I didn't want to go with them anymore but I still had to give a 2 week notice period so had an extra 2 weeks of their bullshit. If yours is the same you can give them notice in a week so it ends in 3 weeks rather than give them notice in 3 weeks and having them drag it out for their notice period.

Really good point about the contract @jarofheart. I'll have a double check of that tomorrow and see where we stand on a notice period.

And thanks @MonkeyTrap, totally understand what you mean about it (hopefully) being more of a negotiating point. I completely get that they'll want to offer low and then have wiggle room for us coming back to them. I think it's just the fact that they aren't able to proceed that has irked me - an offer in those circumstances just doesn't really mean anything to me. And the fact that our agent presented them as being in a "great position" before we found that out just seems bizarre to me.

I'm probably just being grumpy too. They've irritated us with a couple of other things too (mistakes in listing that we had to keep reminding them to change was the main one) so it might be a bit of a "straw that broke the camel's back" situation...
