£550k is our max budget really... would have preferred 4beds? But lovely kitchen? Hmmm... trying to find a house is exhausting.

Does it need to be pittville? schools can be hit and miss.

That's a decent budget for leckhampton and Charlton kings if you dont have to have a period property.

@Mrsladybirdface nooo, my husband is very keen on Montpelier and nearby.

We don't have any kids currently and no immediate plans. Back to the drawing board...

@Lookingforanewhome - I think it is lovely - if no downstairs loo will put you off - at a modest cost it is probably easy to put a downstairs loo under the steps up to front door and off the kitchen. Have done it twice.

Hi that one I linked to has just been listed, it was listed on thr fourth of June, so two weeks ago.

If you go to thr main listings, it shows when each house was listed.

I'm with your husband! We had to compromise with being the town end of hatherley. Walking distance to Montpellier and excellent bus links.

Speak to the EAs - and see if you can see what has been turned down. You may not be able to because obviously they work for the vendor. The truth is you need to decide what you can afford and will pay ( no shit sherlock Grin ) If £550k is genuinely your maximum budget - offer it on a £600k or offers house if you genuinely want it or 540 depending on how long on market But just my opinion - others will have different things to say

I would be weary of houses where you have a floor between bedrooms - so if you have young children the likelihood is they wouldn't be sleeping on the same floor as you and in one of these houses there would even be a floor in between. Town houses put me off for that reason when my children were young. Now they are older though...different story Wink

The Tivoli is our local😂

I think that is really well priced. There is a slightly more boring house on Albany Road, which might be more sensible as a family home.

Schools aren't a problem there either.

@Mrsladybirdface yeah, we definitely cannot afford that - but its gorgeous. Think it will be a while till we have kids, so its not as big a factor. My family all live in Newcastle and tend to visit a lot, so the extra bedrooms are important.

Tivoli is amazing... wish we could afford the £600k. The first house I posted is now definitely a no go from DH. Kitchen on the bottom floor is a defo no.

Reckon you could get that for 475k, ok smaller than anything else and needs a bit of work but lovely garden and location

@greentulips noooo wouldn't want to live there! Not the best area and I don't have a car. Need something near the Park/Montpellier/Tivoli/Pittville :)

Happy spending up to £550k - 3 bed, 4 preferable! Would like a townhouse, I spent a lot of years in London and have a thing for them.

@GreenTulips I don't have kids/not pregnant/as mentioned years away from having children... I wouldn't pick a house on having kids when its not on the radar at all. I think we would move to Newcastle if we had kids.

So @Lookingforanewhome - when I said what has been turned down - just if you could get a hint from EA for that property as to any offers which have been rejected which may give you a hint as to where they may settle. Sorry - did not make myself clear there. Blush They probably ( and shouldn't) tell you . But that was what I meant

I have a son & we have always lived in at least 3 storey houses. When he was young we never slept on the same floor as him. Personally I did not think it a problem - but others may. But I think this is not a huge deal for OP at the moment.

I actually prefer houses on different levels - it seems to make them feel bigger. Also ( and I may be wrong about this ) was it Prunella Scales who said she reckoned the reason she could still fit into her wedding dress was because she lived in a 4 or 5 storey house & the stairs were exercise. ( Not a reason for choosing a house , I know - purely anecdote)
