My partner and I are looking to buy a property in E7 or E11. If anyone can provide some useful advice /gossip/insight it will be greatly appreciated. Where to avoid? good schools? local activities? anything! HELP!!

What’s your budget? Primary schools?

South E11 has a good primary (Jenny Hammond) but you’d need to be closer to Forest Gate secondary as. Other local secondaries not so great. If budget allows, Bushwood has Wanstead flats and Davies Lane and George Tomlinson primary, upper Leytonstone has Gwyn Jones- both likely to get into Leytonstone secondary.

Don’t know E7 as well, but beautiful (expensive) section around Wanstead flats, other bits less nice, good links into town.

Lovely professional people great community outstanding schools near lots of greenery and central line to city

Proximity to tube station is very important if you commute. Leytonstone has giant Tesco fairly close to its Tube station.

Looking at data I linked up, Gwyn Jones looks very good and George Tomlinson pretty dire. Davies Lane seems to have pretty able intake (similar to Gwyn Jones) but they don't as much progress as Gwyn Jones pupils.

Loads going on. I’m very happy over here. Fab transport links to the city and lots of access to good green space.

They are large areas tho and eg in E11 Cann Hall is different to Wanstead Village and you’re looking at a budget difference too.

What budget and requirements?

Give the choice I'd go for E11 every time. Much more going on and the area seems better 'kept' than E7 which is in Newham. The Woodgrange estate in Forest Gate is very nice, though - some absolutely beautiful houses.
