Not much interest in our house, thoughts please!

Hi everyone,

Could do with some advice. We put our house on the market just under 3 weeks ago, whilst we appreciate this isn’t a long time we thought we would’ve had a lot more interest than we’ve had!

We live in a very sought after village, house prices here are on the increase and the market does seem slow. There is no other property like ours in the village, were a 2 bed with beautiful views and we’ve only had 2 viewings! One was the nosy neighbour, naturally. One was a couple looking to relocate to be closer to their daughter in the village, they loved the property and seemed really keen, they’ve left us great feedback but nothing since! They have got a property on the market though.

We have reserved a new build which is almost ready so we are under pressure to get sold!

Please let me know your thoughts!

I looked in purple bricks there’s no layout of the property or local information sees a bit lacking.

House looks fine just not advertised in the right place I think

is the price comparable to similar properties .
It looks quite new habe any the same on your street sold for similar.

Hard to gauge the size of the bedrooms - one of the pictures is of a mirror on the floor? Where are the wardrobes or are they built in? No picture of the dining room.

Should be uploaded again now, we have decluttered the kitchen and taken new photos which we are waiting for approval on.

It looks lovely: modern, clean & tidy, nicely decorated. Cul de sac & open fields = great.

No garage might put people off, but you've got off road parking. I'd want to see the kitchen but I'd assume it's as good as the rest of the house.

I'd expect more people to be interested.

It's beautiful.

My only negative comments. The description seems very sparse, and the lights being on in every room makes me wonder about natural day light.

Kitchen looks good. A lot of people want a family/entertaining kitchen these days, but presumably not at this price. My house only has a galley kitchen: yours is nicely proportioned.

It doesn't look to have anything wrong with it. If that's your type of house I think you'd be really happy with it. How does the price compare locally?

It looks lovely! I don't like open plan stairs but that's just my personal taste. I'd also check there's no plans for housing or anything on those fields behind.

It looks very modern and tidy. Too grey for my taste but that wouldn't put me off. I would be concerned that I can't see a dining table or any wardrobes. And no floorplan on PB is poor, and the one on RM doesn't have dimensions.

Thank you, we are looking at getting the description changed, plus we have spent the afternoon taking new pictures without the lights on as we realised this also! We are just waiting for them to be approved before they show on the advert.
There aren’t any other 2 beds in the area, the closest we have got is a 3 bed on an estate down the road, it’s smaller than our house but is a semi and does have a garage. That’s on for £199,950 so don’t think we’re overpriced but hard to know without something similar for sale! There’s been no 2 beds in the area come up for a long time so hard to gage it.

We’ve added some pictures of where the wardrobes are, which are still awaiting approval so not currently showing so hopefully that will make a difference! Unfortunately no dining room, we eat on the sofa...we know that’s bad!

It's fine, but I'd be put off by the land behind it. That's inevitably going to be built on at some point. There's nothing you can do to change that, but I wouldn't be using it as a selling point.

If you're not getting interest though, that's going to be down to price. Prices rising and a slow market is contradictory, speak to the EA to get a more accurate view of how the market is.

Thank you, no plans for building. There is plans for the other side of the village but doesn’t affect us here. The field behind has a small play park in, the rest is all fields and hills to the back and the side! They may build eventually but certainly no plans yet - trust me I have delved deep!

With such a recently built house, and given new builds tend to sell for a premium, my concern would be that you are overpricing now you're selling it as "second hand". What would a comparable new build in the area go for? You need to make sure you are pricing at less than that to appeal to buyers who will also be looking at new builds.

It's absolutely fine and beautifully presented. Greyer than I'd like but there is very little for anyone to turn their nose up at.

The description reads a little amateur and wooly to my mind - long sentences, "DOUBLE" bedrooms, "decent" garden is meaningless, just put the dimensions. The photos and floor plan are far more important though and these seem ok to me.

Just looking at things that have sold on your road in the last year, and most 2 beds have been in the £160-165k region, so perhaps it's a tad overpriced? Prices haven't really risen in the past year.
