Having an offer accepted

We have put an offer in on a house which has been accepted by the vendor. However the estate agent are saying that in order to 'formally' accept the offer we have to go see one of their mortgage brokers to get an agreement in principle through them. We already have an AIP via a different broker (which says we can borrow much more than we would need for this house). Can they do this??

They need to verify for their client that you’re able to proceed, this can mean a chat with their recommended broker to ensure your AIP is valid, AIP can be easy to get it’s the next stage which needs to pass.

Your broker could talk to them? You don’t need to get a AIP through them at all.

Get your broker to call them... they are trying to get fees from you getting a mortgage through their broker... it is in no way a legal requirement

Can they do this??

In short, no.

Be firm and explain that you already have an AIP and a mortgage broker you are happy working with and you do not need the services of their broker.

Thanks, it did feel like a slightly dodgy way of making sure we use their broker but it's a lot of effort to go through it all again so would rather avoid if I can.

Pah. They told me on the phone it was mandatory. I just asked again via email why this was so, and they said it wasn't. Cheeky buggers

Yes... they are far more honest when there is a paper trail... gota love estate agents

Tell the agent again that you have it sorted.
If they still deman you use theirs otherwise offer can't be actually accepted go around them directly to the vendor and tell them about it

I’m having this problem with the agent. For me we have the mortgage offers already from the bank but the house we wanted has a problem and the owner doesn’t want to fix the problem and I have been calling different agents regarding to the properties they have on the market and every call I made was headaches. They tried their best to convince me to change to their broker even though I have told them that we have the mortgage offer already but still. It is so annoying and I wish they would just listen than pushing u to much.
