Hi There,

Hoping someone can help me on this...

We put our house on the market on at the end of March after spending three months getting it ready for sale. We paid for painter/decorators to paint the outside of the house, freshen up walls ect...

The house had immediately 10 viewings over 3 weeks and an offer which we accepted. The buyer then pulled out as their chain collapsed and we put it back on the market. It was off for 2 weeks.

It's been back on the market for 2 and a half weeks and we haven't had an offer, but had only 4 viewings. I don't know what to do... we need to sell. I don't want to reduce the price yet... It seems quite soon for it to be reduced in price? How can we get more viewings?

The feedback so far: immaculate, well-presented, like a 'show home', although we have had some negative feedback on the layout of the house but there is nothing we can do about this. A lot of people saying 3 floors is too many and too many stairs.

Can someone advise?

You probably need to put more details or a link to it on rightmove if you are brave enough. Without knowing location price etc it’s hard to offer an opinion.

Surely you have a floorplan showing it has 3 floors... those viewers would have seen that and are just nosey or time wasters.
As pp said without a link or area cant really give advice.

Hold your nerve, OP. You’ve had 14 viewings and an offer, and the feedback is mostly very positive. Has your EA got back to all the viewers in the first batch to let them know it’s back on the market? They’d probably know anyway from Rightmove but it’s good to nudge them.

Thank you for your feedback. I posted a link to another group and had really good feedback... Just don't understand why it's not shifting quicker. It's really off-putting.

I think so, they keep saying they are doing everything they can. The price hasn't been an issue and not one person has mentioned it. Its just a very niche property... not good for families due to the layout of the house. So many time wasters too!
Plus its in the £575-600,000 bracket...

I wouldn't buy a house with three floors, but neither would I go to view a house with three floors so I can't think that is what is putting off the viewers.

If it's immaculate, show home like, it can only be the price.

Or, if the layout is a problem, can you present it differently?

Not sure if there's anything much you can do. It sounds like viewers appreciated the presentation.

If it's a three storey property that isn't suitable for families, then it's not the sort of property that will sell quickly. If the price is right, you'll just need to hold out for the right buyer.
