Moving to Silver End Witham

Hi All, hoping for some advice.

We have just put an offer in for a property in Silver End near Witham. I am now worrying about the area as we haven't spent too much time there and don't know it very well.

We have a 16month old and expecting our 2nd so hoping it's a nice area to raise children, we are moving from Romford.

Does anyone know the area or surrounding areas well? TIA xx

I’m now in the same boat considering a move to Silver End (the Redrow development)
Just wondering if you made the move & if so how you have found it?
I live near Dartford so don’t know Witham area at all, just had a quick drive around...
Also a mum! To 2 boys (4 & almost 2) x

Hey both,

I moved from Romford to Silver End last October. Not the new builds but opposite :)

The village is lovely, access to the A12 gets busy around 07:30am so if you commute back give yourself an extra 20 mins.

The GP Surgery is not great - usual problems.
The village school has been in the press lately for excluding children over hair and socks.
The small parade of shops are adequate however the local co-op is expensive.
The chip shop is lovely.
The chinese is lovely.
A few skilled tradesmen locally too!
Mum groups, although I havent gone - my two go to the local preschool and they have settled in really well.
There is a social club.
The local pub is nice, no noise disturbances.

I found our new home enriched our lives and we are all very happy with the move!

Thanks so much for your reply, I’m a full time mum at the mo so would be keen to make friends in the area as all our family & friends are in Kent ☺️
I’ll join the fb group now.
I’ll be arranging a tour of Silver End academy soon which should help our decision. My husband commutes to London so we think the easiest way would be catching the train from Witham

I've always been told silver end is a bit rough, but the new developments look lovely!

Thanks Inferiorbeing, I’ve spoken to a few people now (including some estate agents) who live nearby & generally all say that Silver End doesn’t have the best reputation. However most people who actually live there says it’s nice. It’s a tricky one. I’ll definitely have to spend more time there too see for myself!

I have to be honest I've only ever visited so I don't really know! I just know when we were looking we were told to steer clear, we ended up in braintree though so what do we know Grin

Hi DMFitz,

Me and my partner visited the redrow development this weekend and after viewing many redrow developments in Essex this appealed the most. We really liked the vast surrounding countryside and thought there is more value for money when comparing against other redrow developments in essex.

However we wasnt sold on the village itself and slightly worried about some of the comments regarding the area.
We are thinking of returning to explore the surrounding areas more thoroughly and visiting the local schools to see for ourselves.

Would be interested to know if you have spent any more time there and how you found it?

We visited Silver End several times in the end but once the environment agency approved the incinerator permit so close to the development we decided against the area. I was quite gutted as loved the show homes & price!
We viewed most of the new build developments in Essex & have now reserved with Bloor Homes at Boreham, £80K more than the equivalent home in silver end, but it’s closer to London & a much nicer village.

However, I still have a couple of questions about this village and Redro property. We are planning to buy a home in Redro and visited last week. The property development and its unique style really felt good. We thought of buying a home.

We started to research Silver End and its locality for living and schools around. We got to know there is a planned incinerator near the silver end. It will spoil the environment. We are a bit afraid 😟 .

Can someone please help us with any suggestions on buying a property in Silver End?! I have a 4 years old kid. My and spouse work in London. We are looking for a long-term and peaceful to stay.

The incinerator isn't 'planned' any,ore. It's underway.

Thank you so much for the response. My concern is what if the incinerator comes near Silver End? Does this impact our social living standards?! How this will affect our nature.

Do you feel, Silver End is still a good place for living?

@praveenreddy if you look at the satellite image of Silver End on Google maps, you can see both the new housing estate and where the incinerator is going to be (look for Indaver Rivenhall). It's pretty near. Not sure what the eventual footprint of the incinerator will be, but where the flag in Google appears is only a few fields away.

Might also be worth taking a look at the consultation Highways England undertaking on widening of the A12 from Chelmsford to Marks Tey, particularly all the work being done around Rivenhall End. Long term, this looks as though it will be hugely beneficial to users of the A12, but could be very disruptive while underway.

Hi,

Im also in the same boat, im looking to move from Romford this summer. We have looked at the redrow houses and my parents have now bought on there. We are looking the croudace ones across the road.

Just makes me so nervous regarding areas and schools for my kids who are 8 and 5.

Keen to hear peoples thoughts :-)

Hi @Zeewaid ,

We did end up moving here in 2019 and we love it! Best desicion we made. We live on the Keepmoat development, we've never had problems with the village or heard of any issues other than the usual dog poo posts and drs surgery not answering the phone! It's a rather small village but we now have a coffee shop which is lovely!

Our children are 2 and 4 and at the local nursery, we are very happy with it and they love it. My eldest starts Silver end Academy in September. The new headteacher was actually from Collier Row and spotted my accent on our recent school visit! She was very friendly and I was pleased with what we have seen at the school.
