Would you change this room and if so, to what?

I have a downstairs bathroom and an upstairs shower room. The downstairs bathroom is only ever used as a toilet. If I were to think about changing the function of the room, what would you recommend?

For reference, downstairs I have a small hallway, kitchen and living room. The bathroom pictured is at the front of the house as you walk in the door and turn right. It shares a wall with the living room which is behind it.

The picture shows the bathroom when I bought the house (exactly the same but different colour walls now!). Thank you.

Would you change this room and if so, to what?

Could you take out the bath but leave the toilet and make it into a utility room, there looks to be room for sink, washer and dryer and some cabinets, which could free up space in the kitchen?

As it's listed on the deeds as a two bedroom house, would I have to apply for anything to change the use of a room? (Sorry if this is a silly question - I know nothing whatsoever about renovating).

It doesn't look big enough to be a bedroom (if that was what you were thinking). Are you planning on staying? It's just that a house without a bath and just a shower room might be off putting to some purchasers. I think a utility would be a good idea though.
What would you like to do with it/turn it into?

Not thinking of selling and didn't want to turn it into a bedroom. Was thinking utility or knocking the wall through for kitchen diner.

Utility and downstairs loo is a good idea , knocking through for a kitchen diner is also ok provided that you can retain a downstairs loo .

Do you currently have somewhere for your coats and things? My friend has a small downstairs with a disproportionately large downstairs toilet. She's put coat racks and shoe racks in it and it stores loads of stuff now to keep her hallway clear.
