Why hasn't this sold?..

Looking to buy, and our village has houses moving pretty fast. It looks a total dream on paper but it's been on the market for 18 months..

Kitchen in the basement, enclosed garden, first floor is sitting room and dining room / third bedroom (?) second floor 2 beds and a bathroom..

Why would a house not sell for 18 months ?

I would be put off by the layout, I would find it a faff to traipse up and downstairs when cooking or if I just wanted a quick cup of tea.

I'd be put off by the structure and would hate to have a basement. Are they popular in that area?

150 might still be overpriced for a 2/3 bed in that area. Hard to say without being able to compare nearby houses. Or perhaps there’s some sort of issue that makes it difficult to mortgage. Ask the estate agent?

Oh, and given the prices involved, location. Sounds a big house for that kind of money, even in the cheapest regions of the country.

That layout is a deal breaker for me and the price level would mean spending the money to change it would not be worth it.

Heavens to betsey please tell me there a loo lower than the third floor? My legs are crossed just thinking about it.

Flood plain, train noise, planning permission for 200 house estate over the road. Pig farm at the bottom of the garden, built over plague pit, unusual covenant.. Lots of reasons why houses don't sell.

Price. £175k was way too high so probably put people off. Look at other similar properties that have sold in the same street and you can see even at £150k it’s not an obvious bargain. Another similar house sold for £150 last September and that was end of terrace and looked a little smarter.

It looks like a nice house though. I don’t see anything wrong with it although the loo situation might not be ideal. Other properties in the street have built into the attic. It’s scruffy but it’s hard to see how much of a problem that would be.

The house looks fine to me, just the pictures look a bit dark. Not sure that they really do the house justice at all.

For me personally, anything that starts out priced too high (as this sound like it may have been) makes me think the vendors may be greedy/unrealistic and therefore perhaps the purchase might not go smoothly. This might be over-cautious but it has definitely stopped me considering certain properties in the past.

This suggestion that they/the agents are doing you a favour by considering your offer or allowing you to buy is all too common in the property market these days!

Hmm my sister lives in a house with similar layout. Fine until she had kids then distance from kitchen to bathroom really became an issue. As did the amount of stairs. If no kids then I think it would be fine!

Busy road and near to a school so traffic may be a problem?

I wouldn't buy a house where the kitchen and dining rooms are on different floors, I suspect I'm not alone. It's also not cheap for the area, you can find out through land registry actual prices.

The layout would put me off, the photos make it look dark and gloomy, I would want to completely repaint it, and the garden is a mess which would take time and money to sort out.

It looks really gloomy. I don’t know if it’s fixable by decorating but the lack of natural light everywhere and the dark photos really put me off. I wouldn’t like a kitchen I’d have to walk downstairs to.
