Why hasn't this sold?..

Looking to buy, and our village has houses moving pretty fast. It looks a total dream on paper but it's been on the market for 18 months..

Kitchen in the basement, enclosed garden, first floor is sitting room and dining room / third bedroom (?) second floor 2 beds and a bathroom..

Why would a house not sell for 18 months ?

If you are really keen, offer £120 and by the looks of ad they've had no offers they might go for it. They probably were deluded in their pricing.

If you like it does it matter why it hasn't sold? As long as the survey and searches come back fine then it actually works to your advantage.

I dont understand why people keep commenting on thr basement, there is no basement, not in the pictures or on the floor plans.

A basement is a room fully or partially under ground. Like a cellar. This house starts at ground level. Both on the pics and in the floor plan.

Circle, yes, it's odd. They seem to be featuring rhe prettier house next door on the pictures and cut out the image of the actual house being sold. Can't get my head round that either.

And the house circled is the one for sale I think, not the double fronted neighbours property making up most of the pic.

The central house in the photo is the one for sale. The property boundary ends in line with the footpath.

The space behind the kitchen is presumably where the house has been built in to a hillside to make it two storeys at the front and three at the back, but the long "corridor" is strange on the lower ground level (which I would have called it).

I used to have a similar style house but I had a WC on the middle floor. As has been mentioned above, it was fine as I lived there alone but the family that moved in after me tried to sell up a while ago as even with a bathroom on the middle floor they found it too difficult with small children. If you have older children who can take themselves to the toilet, then it's probably not so bad (and the stairs are great for tiring kids out!).

As others have said, it's the price that's not helping it. I read it that the vendor is fixed on a particular price and won't accept anything less, even if a lesser price is actually what it's worth.

There's no harm paying what they want for it if: a) you're happy to pay that amount; and b) your mortgage company is happy. A house is ultimately only worth what someone is willing to pay for it and this has the hallmarks of the vendor not believing the market.

We viewed a house that was on paper well over budget but the estate agent told us we could afford it (i.e. it wasn't worth the asking price). The vendor was insistent that he would accept no less than the asking price so we found another property. 7 years later and they've still not sold the original house we viewed. I think they gave up in the end and took it off the market.

Honestly can't work it out. The front view makes it look like a two story house, with a white extension at the top. The back view makes it look like a three story house. With no extension. The kitchen backs onto th garden.

Maybe it is a basement? Confused

Gosh that's just odd. So the next door neighbours were selling with the exact same agent, and were the ones with the for sale sign?

I get the building into a hillside, but the long corridor doesn't make sense then, and the floor plan says there is only one window at the front on the third bedroom/sitting room matching the property next door. But they show windows at the side also, which also doesn't make sense,

I guess it's just the floor plan is badly wrong?

It's a complete doer upper, anyhow. Add the cost of gutting it, damp proofing it, rewiring it etc onto that price and I'm sure you could buy something a lot less problematic.

OP, not sure if it's already been suggested but now you've made a decision do you think it would be a good idea to pull the thread. It's someone's house that everyone has been tearing apart. It might the owners pride and joy for all we know.

I know you aren't planning to go ahead, but this is nearby and shows up as being sold - the floor plan shows what could be done. here

£150k?!? Fucksake why am in London? That'd be 750 where I am.

Issues are it needs updating, bathrooms ripped out. Possible damp in bedrooms.

Is it double glazed?

@Bluntness granted the floorplan is inaccurate, but as a local I don't find the ground-floor-at-the-front-first-floor-at-the-back thing unusual or difficult to understand. This is a screenshot from Streetview. It isn't double fronted - there's a wall to the left of the front door and the front door of the next door house is over to the left and they've clearly asked to not be shown as it's blurred out.
