Why hasn't this sold?..

Looking to buy, and our village has houses moving pretty fast. It looks a total dream on paper but it's been on the market for 18 months..

Kitchen in the basement, enclosed garden, first floor is sitting room and dining room / third bedroom (?) second floor 2 beds and a bathroom..

Why would a house not sell for 18 months ?

The vendor sounds like a pain. Imo the house is still overpriced - for that price you can buy a proper 3 bed semi less than a mile away. £120k would be more appropriate but I’m guessing the vendor won’t drop any further.

I don't understand from the floorplan - what is the "missing" space behind the kitchen on the ground floor?

Is it 2 floors at front and 3 at back?

It was way overpriced - not a surprise when you see who the EA is. There are problems with what looks like penetrating damp visible in the photo of the main bedroom and the bathroom is in a state. It may need roof repairs, rainwater goods replacing, flashing round the chimney stack replacing and re-plastering and redecorating. And that wooden panelling around the bath and shower is in poor condition. There are also signs of damp in the living room. None of it is insurmountable, but worst case scenario is that it needs a new roof. You need to budget for the repairs and factor in living with the work going on.

I like the look and feel of the house, but the layout is one that would put lots of ppl of I think:

  • only bathroom on top floor
  • kitchen on separate floor
  • one bedroom next to lounge (likely to be disturbed unless last to bed/first up in the morning)

If it doesn't bother you, OP/works for what you need then that's fine though!

@QOD it's built into a hill, there are lots of house like this around Stockport. The front of the cellar is underground, but the back isn't. It's a very busy road - sitting in the garden won't be peaceful.

It could be a lovely house with about £30k spent on it, which is half the problem I think. Even if the vendors changed the carpets and painted in neutral colours it would be an improvement.

It looks like it needs a lot of money spent on it. Bathroom is awful and the garden is a mess.

Kitchen and bathroom need replaced. Requires decoration throughout and new carpets - that Winnie the Pooh carpet should be in a skip. It's small, and a two bed masquerading as a three bed.

I don't know the area, but if it's not sold, it's the price.

uurrgh. I'd pee in the garden before i walked up 3 flight to go to that awful bathroom. Grim.
Its a tatty & tired house, needs a lot of work & over priced.

Have checked the floorplan and unless I'm going mad, the only loo is on the top floor. As a pp said, probably enough to put a lot of people off, esp. anyone with very young children/an 'irritable' bladder/heavily pregnant or likely to be.

Pros:

Kitchen opening onto garden
Kitchen big enough to have dining table
Nice sized square rooms

Cons:

Needs a lot spent on it to bring it up to date
Needs new toilet/sink/shower
Looks damp in places (corner of ceilings)
NO LOO on ground (?) or first floor = absolute no no for me
Impractical layout, especially if you have children at any point

What’s behind the kitchen? Where’s the door?

When I'm cooking and things can be left, I like to be able to pop in and out of the kitchen so that I can chat to the family, keep an eye on the TV, or whatever. That would be a pain when popping in and out involves flogging downstairs every time.

I think that I'd be wanting the kitchen with the sitting room & the basement as a bathroom & utility.

I would pay max 125k for that, its pretty ugly to be honest and tiny dirty garden

The kitchen is a floor downstairs from the front entrance proper ground floor with 2 reception rooms. The only loo is up two flights of stairs from the kitchen (and garden). The floor plan showing ‘Ground Floor’ is misleading. Any property is worth whatever price someone is willing to pay when they compare what else is available on the market at a similar price. It’s up to you to see if you could live in that somewhat uncomfortable layout. Try to envisage your every day navigation around the house - it could be quite frustrating.

Disney is a nice area. I drive through it to my Mum’s regularly.

Convenient for Buxton, Stockport, Manchester and the Peak District. Decent train service.

However it’s on the main A6. No alternative routes.

Trucks sounding like thunder all day and into the evening. Constant traffic. Noise and pollution. Worries about children and the road etc.

Get the price right and it’d go. If it was a street or two away (difficult as Disley has few side streets) and it’d go.

I would not mind that layout personally . Does the tree/large bush at the front obstruct the light ? I agree with the other posters that you could end up spending quite a bit on repairs and updating therefore it would only be worth offering say £125. The agents are sounding a bit desperate and the vendor is likely to be a bit of a pain hence no sale in 18 months. Let us know how you get on.

In summary:

Poor location on super-busy road:
Crap layout with loo two floors away:
Needs lots of work - probably damp;
Over-priced.
