Bathroom, how much?

Hi just wondering what an average price would be that we could expect to pay for a bathroom renovation?
The room is tiny, bath along one wall and toilet/sink lined up under the window.
Don't want anything special as we are just modernising it to put it in the market (currently bath is peach!).
Floor space is a miniscule 3 feet by 4 feet.
We have had one quote so far and it was £8k which we felt was too much.
Is it really so expensive to replace sanitary ware and do some tiling?
We are in the North West.

Just to give you some perspective. My sister is having a complete bathroom renovation. New ceiling with spotlights, new floor, new electrics, new double shower cubicle and shower, new toilet, cistern, basin, bath, all taps and drains, new shower panels, new wall tiles and new floor tiles, new towel rail radiator. Oh and fitted vanity units! All told....£7500 including labour and the skips for the old bathroom. This is in the East Midlands and she has a BIG downstairs bathroom. Your quote does sound expensive!

We have just done similar in small bathroom by London and its about £7k - that's £3500 for taking out and fitting including new plumbing for shower and towel radiator, skip, painting, wood panels, bath, shower screen, taps, shower, vanity unit with sink, toilet, towel radiator, flooring, tiles up to 2.1m. Didn't go for cheapest products.

My new house had a tiny shower room that had the shower, toilet and handbasin and just about room to walk in. I had the shower enclosure replaced by a 70 x 170 bath and kept existing shower thingy on the wall. To gain space I had a toilet with a handbasin over the cistern. I think labour was around 800, we hit unexpected snags - previous non standard pipes, damp coming in from outside wall. It was all well under two grand and I'm repainting the walls and regrouting myself.

My neighbour has just had toilet, basin and bath replaced in same position with a little tiling and new vinyl floor tiles for £3000.

ask around for a recommended local plumber rather than a bathroom fitter.

The plumber will know a local tiler, if he doesn't do it himself.

If the old bathroom floor is chipboard, it may be rubbish, in which case replace it with WBP ply.
