WWYD lazy solicitors (we think?)

So so much stress!! Hope you can all help me get some clarity!!

We offered on what we hope will be our home 5 weeks ago mortage approved 3 days later

We are FTB, seller no longer living in property and no chain

Valuation, Survey all done, EVERYTHING we can do had been done! Our conveyanser is a family member so completing everything as soon as it comes in!

We thought all this would be done quick but 5 weeks in we are still stuck (delays in local search not sellers problem)

But we feel like we are having to fight for everything else!! The sellers solicitors are so so so slow!!

1 Sending back half filled out forms

  1. Stating they had returned enquires a day before our solicitor even sent them?? (Caught in a lie but no apologies)
Delaying putting
  1. Not contacting anyone for 3 weeks!! Leading to seller going into the EA to question why WE!!!!! Had stopped everything!!

So on to my main issue is that this is an ex council house paths to front and rear on the deeds it says access marked yellow but we don't have a colour copy of the deeds and apparently neither does the seller!?

On the forms solicitor wrote for access "see deeds!!

Anyhow the reason this is so important is that we officially have to right of access to get in to the house and at the start of the front path the council has put up a gate

Now this gate is not locked and has never been i the 13 years it has been up but our point is what if they did!?

Now 4 weeks ago we asked the sellers solicitor to contact the council for a letter re access and about the deeds getting a colour copy showing all the access

Today the sellers solicitor contacnt ours to say they will we accept an indemnity to cover the access???!!!!

Bloody cheek! no we wont!! And neither would our mortgage provider! Who would buy a house not knowing access!!??

We already agreed to indemitys about the conservatory (outside covents) and windows (no cert)

Get the bloody deeds and contact the council!! Its not difficult!! I spoke to the EA last week who gave me a lecture about hpw its between the solicitors not them but who do i ask for help!!

So 4 weeks no action and they have not even started about contacting the council i want to cry 😭 and my DH is ready to walk away over there cheek and lazyness! I am so stressed

Anyone been through similar? Thank for the rant!

Can you or your solicitor not get a copy of the deeds yourself from the land registry?

5 weeks for buying an ex council house seems pretty ambitious, even with speedy solicitors. Any dealings with the council is likely to have a 3 week turnaround minimum...
