Stay vs move - need to decide ASAP

We've accepted an offer on our house though no paperwork has begun. There is nothing we like that is affordable. We are currently mortgage free but would require a 400k + mortgage to move up to anything we like.

Pros of staying:
Mortgage free
Huge bedrooms
Could do large kitchen extension

Cons of staying:
Traffic noise
Area isn't that "naice"

Pros of moving:
Nicer area about 1.5miles away

Cons of moving:
Huge price tag

So... I think we're going to drop our buyer.

How much would a kitchen extension cost?

We were faced with this kind of decision (although kids not in private) we are extending.. loft conversion first on list.

@Bluntness100 because we can afford the mortgage but we've just been now thinking differently. Extending our home has never been on our radar.

@gubbsywubbsy dh and I have decent jobs but my fairly well off parents bought our home for us so we have no mortgage.

Literally torn between a rock and a hard place over what is the best thing to do. Without outing our location, it's like we live in battersea compared to Putney in terms of where we are now compared to the next "naice" town which is 2miles away.

@Inforthelonghaul no safety or asbo issues whatsoever. The council have labelled it a noteable road!
