Buying house - North London

Hello everyone, I am here to seek suggestions on good areas to buy house in North London. We are currently in Muswell hill and love it. Our daughter will start reception in September and got into an outstanding school. We will love to continue staying here but our budget seems too less for the area.
Our budget is 700K. We are looking for a place with 3 bedrooms, 2 baths and just a bit of garden (a small patch of green would be enough as well). But we are finding nothing where we live.
Do you all recommend any other areas which are good nearby which might be more affordable? Ideally it would be nice if our daughter could attend the school since else we will need to put her in waitlist where we move. I could take a bus to drop her if it's within reasonable distance/time. My partner takes the northern line to work.
It's all very confusing to us since we have only rented till now.

Your budget of 700k would be likely to get you something in Muswell Hill but likely also to either be an apartment or ex council property about 15-20 minutes walk from The Broadway. Fortis Green, East Finchley, North Finchley are a short bus journey.

Thanks for your response. We have looked around (just online) and we seem to be getting a 3 bedroom which is either too small, or a place with only one bath or a flat with no garden. I have been looking at muswell hill, east Finchley, highgate.

Highgate and East Finchley are just as expensive as Muswell Hill. You’ll need to widen your net a bit.

North Finchley is cheaper than East Finchley.

A 3 bed house in Highgate/Muswell/Crouch End is going to set you back more like £1.2m.

With £700k, I would look at Haringay, Stroud Green, and out towards Wood Green.

Even a three bed flat in Muswell Hill would likely be over your budget. You may find something larger down towards coppetts wood area. But it's not an ideal location.

Depending on which school it is, could you make it work from Bounds Green, Ally Pally area?

We made the decision to move from Muswell Hill to Oakwood, where we could afford a nice 3 bed house with garden. And good schools. Being in a flat (and away from the train station) in MH became frustrating. And I sometimes found the other people there a little pretentious / odd -- though that was just my experience! 😂

If you were prepared to do a bus journey to school, you could look towards Colney Hatch and Friern Barnet north of Muswell Hill. The primaries are great in Bounds Green as well though.

@bankholiday2 you're correct Muswell Hill has become pretentious, I loved there for 20+ years and really can't see all the fuss about it. Parents still live there and every time I visit I look forward to leaving Grin
