How low could I offer on this?

jam my friends home was sold for 200k less than asking and was listed for 1.2m a few months ago, this was in North London though and the market has definitely slowed here.

That's interesting @Ellieboolou27. We could go to £1.075m which is 150k under - unlikely I'd say.

No harm in offering. If you provide good justification for your low offer (e.g. comparison to similar properties, listing the work that needs to be done, etc) in an email that you ask agent to forward to vendor with your offer that will probably improve your chances.

We just accepted 130k under our asking price. You can offer what you like, they can say yes or no. I don’t think a low offer is ever cheeky, whether it’s accepted is entirely dependent on how desperate the sellers are to sell.

Depends on a few things. What price did they buy it for? How long ago was it? Have they modernised it? I would try to get 10-15% (£122-183k) off but I wouldn't take it if they won't come down at least 5% (£61k).
