Tenant Responsibilities!!!

Hi

I’m looking for a bit of advice.

I am in the process of being evicted and I wondered what my responsibilities are when I leave the property?

When I moved in there was no deposit paid as they refused to use the tenancy deposit scheme.

I’ve lived here for 5 years and redecorated when I moved in! The carpets were around 10 years old when I moved in and have not been replaced.

Other than leaving it clean, what do I need to do? Am I expected to paint?
Also, there was no inventory given to me when I moved in, but I’m being expected to leave curtains and lampshades which I replaced at my own expense!

If there was no deposit paid, then the landlord cannot withhold any of it, so just remove yourself and your belongings and leave it in a clean state. Put the original lampshades and curtains etc back up and take the things you bought with you.

I think you just need to leave it clean. If curtains and lampshades were provided and you chucked them away and replaced them with new ones you might have to leave the ones you bought though. You could ask the landlord whether he’s happy for you to take them though.

Tbh, given you haven’t paid a deposit you can pretty much do as you please, but leaving it clean would be the “right” thing to do.

If you paid a lot of money for the curtains/lightfittings I'd swap them out for cheap basic ie paper lantern shade of you paid £20 for a nice one.

Personally leave the items that were there when l moved in, take my stuff and clean the place

I agree with PPs, it would be the right thing to do to leave curtains and lampshades if there were some when you moved in but you could just replace yours with cheaper ones and give it a once over before you go. Especially if you require a reference for your next rental.

It's very odd that he wouldn't use the Deposit Scheme or inventory as it protects him as well - you could have trashed the place and he'd have no proof or comeback.
