Really need some advice
Flat that sold for 320k 8 months ago is now back on the market for 350k in south east London area... no work done other than redecoration ( DIY and not very high standard)
Seeing as prices have been going down in the area I want to offer 310k... my partner wants to offer 335k so they dont lose out... I think 310k is generous

I’d be asking why it’s back on so soon? (Red flags for neighbour issues)
But if no issues there, I’d go in at 10% under (315).

One of her 2 sons has moved an hour away so wants to be closer
I also worry that the bank valuer will value less than what she paid so dont want to waste money on surveys etc
Zoopla values at 313 so I was going to offer that... it should be reasonably accurate given how recent the sale was

I'd still be suspicious that there was neighbour issues after 8 months. If you think £310k is generous, offer that and if they say no, move on to the next one

Reason for moving sounds dodgy - he moved an hour away, not to another country!

You could ask the seller why she thinks the flat is worth 30k? It all sounds very strange.

She may well be expecting to get £310 and has put it on at £340, so people can have that psychological thing of bidding ten percent under. I’d be suspicious of the reasons for moving too. If you buy it make sure your solicitor asks lots of questions about neighbour issues.
