Having house valued this afternoon. The house is a right mess!!! Clothes, pots, needs a hoover!! I’m in work full-time and kids have been on holidays so just not had a chance to do a decent clean!!

Considering cancelling the valuation! Do they take pics at this point?

Not usually, and not if your house isn’t ready! You’re deciding at this point if you want to choose them. You’ve got more to see?

Not yet biscuit we’re just testing the water atm and I can’t take time off work so restricted to how many visits we have. So hoping to just go with these guys.

No, they'll go round and give you a valuation and tell you their fees then leave you to it. If you want to go with them you call to book the photo visit in and get the ball rolling. Its usual to have more than one agent out and then decide who has given the valuation you feel is right and which company seems the best fit for you. You don't have to go with this one! You will be dealing with them a lot so if you get bad vibes off them you might want another agency. Fingers crossed for the value you're looking for!

No only after you've instructed them to sell your property. Then they will want to market the property in its best light so they will arrange a convenient time to come over and do the photos/floorplan when you've had a chance to prepare it.

Agents will come out evenings and weekends so don't feel you must go with this one. And also, potential buyers may want to view during the day, so if you can't be there because of work the agent often does it without you there so you want someone you feel comfortable with.

Thanks amethyst we have had bad dealings with another agent in the area when we moved here a few yrs ago, so have gone for the other one. There’s only one other EA, so will give them a call too.
