we found the house we like at the weekend, base price is £120000 (up north)so we now play the game, we offered £112000 rejected so today upped it to £114000 vendor is looking this week at house she wants, so lets see where we end up i reckon its going to be either £117000 or full price but its the house we want it has been on sale a while and two previous sales have fallen through

I would not make any further offers. This is because the vendor has no where to move to and two previous sales have fallen through. The previous sales may have fallen through due to issues flagged at survey or simply because the vendor has no where to move to (and so your sale may not eventuate either).

I would leave my current offer with the agent and see whether they come back to you. I always reject the first 2 offers when selling, as generally (but not always) the buyer panics that they will miss out and offers significantly more within 24 - 48 hours.

As a buyer I ensure I know what’s happened in the market in the last 12 months and offer only what I deem the property to be worth. I never let the agent know my budget (my answer is always “unlimited and what I feel it’s worth”). We own several properties and I’ve never paid asking price yet.

hi the last two sales the one fell through because the buyer wanted to move quicker than the seller could move, and the second one there is some minor rendering work that needs doing and the buyer did not want to get it done, but i have a son whos a builder so for me its not a problem, i know shes looking at a property this week that is the same price as shes selling for so if she has to go full price we will go to 120 asking price as the house is worth it and better than other properties on the market in our area as we need a garage for our motorbike and most houses round here are terraced , we are in rented at the moment so not in any major rush any way
