To ask all MN Landlords about raising the rent, with regard to s21 and rent controls

Hello MN Landlords. Please could you let me know your thoughts? If you generally do not raise rents on tenants during their tenancy (eg me, same tenant same rent for 7 years). Does the threat of s21 and possible rent controls worry you? Might you now start implementing RPI rental increases annually?

I am pretty sure the market ( supply/ demand) will determine rental prices. I don’t think rent raises with RPI around here, normally by much more.
But private rental stock seems to be decreasing around here and social /council property not catching up, so I guess rents will go up.

The section 21 worries me, but we are moving back into our home this year, so it won't affect us. I will be giving the tenants 4 months notice though.

I’m only on my second lot of tenants but never put rent up in 3 years for previous. I’m not sure if o should be worried about section 21, though I also can’t imagine wanting to evict them for no reason....

My concern is if there was a spike in interest rates, I wouldn't be able to raise the rent back inline with market rates, as the annual increase will probably be capped. I agree with MNs who have said on another thread, landlords should have a cash buffer for repairs, voids and unforeseen circumstances but we also need to, at least, break even financially and not make a loss.

I've got a clause in my contract for tenants that says I will never put up rent more than annually, never more than 10%, and with at least 2 months notice. In practice I've done it about 3 times in 15 years, 50 a month, and usually after telling them that if I don't put it up this year, to expect an increase next.

But then I'm a responsible landlord wanting to maintain the property for the long term because chances are one of our parents will need it.

My (continuing) tenants signed up for another 3 years 6 months ago, so no, I won't be raising the rent. Have increased it by a small amount only once during the past 6 years anyway, despite urging from the letting agent - who we've now ditched because of incompetence.
