Very excited, have just engaged an architect to plan a downstairs kitchen-dining extension Shock He can't start for a month or so, how do I cope with my impatience? Grin Currently am spending hours browsing kitchen websites, with a pencil and graph paper to hand.

Prepare yourself for a lot more impatience than waiting a month for an architect unfortunately:(

Yes have patience. Commissioned architect. Planning received 6 months later. Tender exercise completed and builder started within 7 months. So 13 months to start work and finished after total of 18 months.

If you don't need planning that helps but you have to still apply for building regs. If you don't need planning, you would be sensible to apply for a certificate of lawfulness....I have horror story of someone who didn't !!!

I know it will be a very long process, my likely preferred builder wouldn't be able to start for 9 months to a year...Sad

Very exciting!

We have plans and planning permission for an extension we thought we couldn't afford for a long time (if at all- long story Grin) but now we may be able to. I've got a builder doing a rough quote, so once we've got that we'll know if it's achievable and we can put finances in place and get more quotes.

We're looking at a couple of years before we'd build but I still can't stop making plans in my head. We've never done any building work so I am totally clueless about what to do! No doubt if we do go ahead I'll be on here asking approximately a billion questions.

I love this thread! I'm looking to do a single storey extension to kitchen and dining room. It's so frustrating contacting builders. You arrange appointment then they cancel. Has anyone been quoted for an extension around 3m by 6m? I need an idea what the cost would be as we are going to see if we can borrow more when we remortgage.

Architect has been today! Slight dispute with DH about what we want/need Grin. We've pretty much given carte blanche so long as budget and needs are met....

Be clear what you want, allowing for their creativity. I briefed mine what we wanted and he came back with something completely different lol. Didn't like it when I told him I didn't

The end result was amazing though

@marieg10 I'm intrigued- did you go with the architects initial plans or changed to what you wanted? I dismissed my architects initial plans and have been questioning it ever since 🙈

I told him it wasn't what I briefed him to do and go back and redraw them. Wasn't happy but did as I asked and given the thousands he cost is didn't think it unreasonable. He came up with bollocks that he was trying to save me money but the real reason I hunk was he had a template for that type of extension so was easier than drawing it from scratch.

As said. Now delighted with the result but had an argument with him as he came round when I want here and took pictures of the build and placed them in his website without permission. Really clever given the insurance premium was doubled for the build duration due to enhanced risk!!
