Bit miffed as viewers from Saturday have completely ghosted us and EA. EA have left voicemails/emails but nothing. So they obviously aren’t interested but a bit of curtesy wouldn’t go amiss! A bit gutted because it was the most promising viewing so far, they seemed very interested. Never mind.

So we’ve been up for 2 weeks now with only four viewings :( Looking at reducing the price despite both EA insisting it’s priced correctly and that we’d be selling ourselves short. It would have attracted more interested if it was.

@DaphneduM I don't get a good feeling about our vendor. I may be completely wrong but you know when there's just that niggling something. Agreed the whole system needs to be changed.

@Neron so sorry. I thought there would be something you could do. The house we are buying still says no alterations, building work to take place. Yet it was extended on 3 years ago Have you contacted your local council regarding planning or building control. They will know.

@Violetroselily Our vendor had a messy break up. He has moved quite a distance away and I think wants/needs the money ASAP. So with that in mind yes he probably will wait but is being funny about it all.

@seaorrell I've asked my solicitor to speak to the buyers solicitor. We and the vendor are both happy to complete ASAP it's the buyer because they weren't told to hand in rental notice that is holding everyone up. We were supposed exchange this week. So I've no idea why their solicitor hasn't even mentioned them giving in rental notice yet.

@SweetMelodies We reduced our price in week three and had a flurry of viewings and then 3 offers week 5. Unfortunately it's just how the market is at the minute and nothing around here or the surrounding areas goes for asking price.

We really are hoping for news today. We've even offered to pay some of the buyers rent if it means we can move quicker. For reasons I don't want to go into on here we really could do with this being wrapped up and August is a no for us.

The covenants document was 15 pages long, most were things we could not do, and a few that may have been possible if the other 7 neighbours agrees.

Our solicitor has just sent a shirty email saying it's our fault for not telling them we would have liked to extend the property at some point therefore they could have pointed out the covenants beforehand. Taking a few deep breaths before I respond...

That’s interesting, I would have thought people with a budget 5k lower would have viewed initially if they liked the house and put in offers?

@SweetMelodies yes sometimes we wish we had held out. Sold for £260,000 which is about right for houses of the same size/style in this area at the moment. We wanted to be just get it sold though.

Urgh no news here yet... gone from we will exchange definitely Monday to today and it not looking likely anytime soon! Really hoping your buyers take the option of completing earlier for you @BeauticianNotMagician81. I think it's a tough year to sell which makes it even harder for everyone but have faith if you can. @Neron my solicitor seems to think it's ok to be rude when the pressure ramps up, not sure why but I did tell them I didn't like their tone last time! Supposed to be professional but are very good at blaming when things don't go to plan...

How much is too much chasing?

I don't want to harass my solicitor as I know he is chasing the vendors solicitor, but I feel like I should be doing more.

We're in contact weekly, should I be stepping it up?

Oo can I join please? Ours went on the market 23rd May and we accepted an offer on the 29th after the bank holiday weekend where we had several viewings. We offered on the place we loved the same day which was accepted - £460k on a reduced OIEO £485k phew!
We’ve had the buyers survey come back and their mortgage valuation. Ours is scheduled for Friday and our structural survey is on 1st July. Very short chain as our Vendor is retired and moving in with family and our buyers have no property to sell so I’m hoping it moves quickly!
We had an email today from our vendor’s estate agents as we’d asked them to chase about the sellers pack. They said she very elderly and finding the paperwork confusing so she’s going in there at the weekend for them to help her. We did ours 2 weeks ago now... but am sympathetic as it took me ages!

We might have a deed of variation!! It must have arrived sometime between Monday and today as Monday was the last contact I had with my solicitor and suddenly the vendor is “chasing for a response” via EA.
I don’t want to hector my solicitor as he’s being ultra cautious about checking the deed but also I just want to know!!
@Violetroselily I also struggle with knowing how much to chase - I feel like the squeaky wheel gets the most grease but also I hate bothering people!!

@Violetroselily, I am up to every other day. It gets me nowhere, but makes me feel better. I email my solicitor as that is her preferred method of communication. We sometimes ring the EA in between.

There is a difference between a council being prepared to grant planning permission for an extension, and that extension breaching covenants. They are two separate items. The council are unlikely to investigate what covenants are in place when considering a planning application

Morning movers, I haven't been on this thread for a while as I was so stressed I started to almost get superstitious about talking about the move any more! Anyway, we are moving next Friday after a huge whirlwind of a sale that has taken less than 8 weeks from start to finish. It was an easy sale and easy purchase as we sold to ftb and bought a new build, and the ftb was a conveyancer by profession. Even so, it seemed to good to be true so I continued to be worried until yesterday when we exchanged. For all those of you on this thread, I really hope you all have luck like that soon, because it certainly is luck - there is so little you can do to take control of any of it and that is the most stressful part of it I think. Thank you for all being there on this thread so I could lurk and read all your stories and the very best of luck to you all! Bye xx

Lovely to hear a success story, Trippedupagain - congratulations. Wow that's speedy - well done. Likewise I found reading this thread very therapeutic on our own white-knuckle ride that is housing buying and selling. We have also finally exchanged on both, but it's been the usual stressful saga as experienced by other people! I too wish everyone good luck on their individual selling and buying journey. xx

Well I was hoping for slightly better news. Buyer has now apparently handed in notice. We have offered to pay their rent so as to just get moved and they are thinking about it. What reason could they have left for not wanting to move. I want to cry it's so bloody stressful. I'm so scared we are going to lose the house we so desperately want Sad

It is the 4th house move in 4 years so I'm really hoping it's going to be the last one for a while as the stress doesn't get any easier and in fact is almost worse each time because you know so much about what can go wrong! Our buyers solicitor will put the 28th to him as completion date and 'will let you know when I get instruction' wtf has she not heard of phones/email. I am exasperated to say the least.

Crikey, so many up and downs at the mo. Neron, I'm not surprised you're reeling from your situation, that's just shitty to get so far to be scuppered at the end of it. And for your solicitor to be so rude, how dare they?

Beautician, sending soothing vibes your way, hopefully your buyers will be flexible and it'll all go through quickly and your vendor won't be too grumpy.

We've just had an email from the solicitor saying all queries on our sale and purchase are now resolved - hallelujah! We're going in tomorrow to sign the contracts and then we're ready to exchange. though we're still not sure when that will happen, or if our sellers have found anywhere to go... Our EA is now calling around to see where everyone else in the chain is, and if we're ready to go.

bobs in to say just sat here twiddling my thumbs waiting for any news from our solicitor hoping the enquiries wont take too long as we initally said we want to exchange on the 2nd of July and complete on the 3rd of July my spare room looks like the cats have had a birthday and a bomb has exploded in there crossed with a jumble sale collection point
