@seaorrell I'm with you on the never moving again should we ever get to completion 

@isseywithcats we've only been here for two years and have also accumulated lots of stuff that we don't need. I'm getting rid of stuff we never use this time. Usually DH makes me keep hold of things "just in case". But I think if things have been sat in boxes for two years they won't be being used.

@billysboy sorry for your loss. I hope it sells quickly for you.

@sandybayley thank you. It's hard isn't it all this waiting. I'm trying to fill my time as best I can. I have booked time off work to move in the next few weeks and now we might not even move in that time. But work are being a bit funny about changing my time off as they've already covered my hours.

@Minnie881 Yes it needs renewing after 10 years. Ours expires next week as we used an old one from online. If we don't have a valid one we can't exchange, apparently it's a very important piece of information. Who knew.

well it went on on wednesday , we had 14 people booked in over the weekend and have had two offers , one from someone that has sold and one that hasnt

EA has said the one that hasnt sold has a flat that is on with them at £260k but needs to be £20k lower although she isnt ready to go that low yet
Rejected both offers and the other lady has upped her offer and we have agreed to accept

So now the dreaded wait !

billsboy well done that was fast the house we are buying sold and the last sale fell through so as soon as i saw it back on the market we went to look at it made a full price offer and it was ours the next day, but we are in yorkshire and talking 108 thousand not the prices that make your eyes water in london and the south

Eeek..packers coming in tomorrow morning. So glad we are paying someone to do this bit for us.

Have been trying to get rid of any old crap today..that drawer in the kitchen with loads of bits in it..paperclips, pens, old batteries etc!

OH has been going round taking all our nice lights down and replacing them with plain fittings.

I'm exhausted, and the real fun hasn't even begun yet.

Would it be wrong to open the wine this evening......?

Another week gone, still no progress as my vendor still hasn't sent not solicitor what he's asked for. Starting to wonder if I should be looking for somewhere else.

Purchase for DH and I is still ticking along. 5 weeks in to the process so far, everything done our end and just waiting for the rest of the searches to come in.
Vendors were sent first enquiries over 2 weeks ago and still haven't returned them, and are now on holiday.
I have exams this month so not too fussed right now, but as this place need a updating our new boiler alone is going to cost 5.5k so we're still saving money the longer we live here. We need to move by end of July though, hopefully the vendors will pull their finger out by then

Hi, new here and have already posted in chat, but thought it would make sense here. Hope I'm not butting in, but could do with some advice...

Brief bit of background- we were on the market last year with no success. Our house was overvalued, I suspect tactically, as their fee was a fixed fee of the original asking price, so when we inevitably reduced by 5% quite quickly, they'd still get the higher fee. That said, we did negotiate with them slightly on that.

This EA was generally a bit hit and miss. Would be great with communication one minute, then a bit rubbish the next. They have a member of staff which they just use for Saturday viewings, who tbh isn't great, which isn't a good thing when most viewings are done on a Saturday!

Anyway, we came off at the end of last year and have now decided to go back on, as the market seems to have picked up a bit.

We were in talks with another EA, which is more expensive than our old one, but offer more I would say and we also liked the idea of fresh marketing with a new agent.

We were all ready to sign, when our old EA calls to say they have just sold another (almost) identical house over the road from us for over their asking price in only a few days and that it was a bit of a bidding war and there are two buyers who missed out who would definitely be interested in ours. Both chain free.

Now, obviously those buyers would go through any agent to view our house and have no loyalty to this EA, but given their fee is more than a grand lower, I'm now torn.

Should we just go back to our old EA or would you pay the extra money for fresh marketing in case these buyers aren't interested in the end and we then have to go back to the drawing board. We don't want to be stuck with our old EA going stale like we did last year.

@BeauticianNotMagician81 no not missed a post I'm being ruthless and a little optimistic. We know the builder is pushing end of June completion due to their end of year so have assumed 28th June is their ideal. Unfortunately that is why they are all full... lots of new builds around here!

We still have 15 enquiries outstanding if it helps in anyway at all! As my sols said, things can happen pretty quick..

@alwaysadouble personally if it were me I'd probably chose the fresh EA regardless. As you say buyers will view with anyone (generally) but just make sure they have done their homework and ask questions about who they have on their books ready to view. Old EA may be cheaper but everything else you have mentioned about them is negative... what is their tie in period?

Not quite there yet! Removal men in and loading us up. Have dropped DC's to school and OH have escaped to a nearby cafe for coffee and breakfast!

Last minute panic call from our solicitor just now re some missing paperwork for the mortgage co 🙄.. nearly gave us a heart attack 😱.

Minnie, we've managed to negotiate our exit period by half, so it's 6 weeks, plus 2 weeks notice, which was really important to us. I very much doubt the other more expensive EA would consider negotiating that. They wouldn't budge at all on the fee, but given that I've just told them about our old EAs offer, I suspect that might change.

If the old EA didn't budge on the contract length, then we'd definitely just pay the extra money for the new EA, but I think that makes it less risky, so more appealing.

No response from vendor as to whether he will pay for the remedial work needed on the electrics.

Still no title plan or draft contract from vendors solicitor. My solicitor has chased both the vendors solicitor and the EA with no luck.

My solicitor says he can't request searches without the title plan - is that other peoples experience? Am I being naive in wondering why he can't use the title plan from land registry?!

So, so fed up of nothing happening. I almost want to tell the EA that I'm seriously considering pulling out unless the vendor starts to engage properly. Can't help but think I should start viewing others.

Should I be chasing more regularly than 2x a week?

Violet, that sounds really stressful. I personally don't think you can chase enough. I really hope things get moving for you asap.

Update here- So our prospective new EA has agreed, very surprisingly, to negotiate the original fee and have actually come down by £800!!!! Really really wasn't expecting that, as you can probably tell from the number of explanation marks 😂

It's still a few hundred higher than our old EA, but we're willing to pay the extra for them. I know they don't normally negotiate and have heard from others this is true, but because they believe it will sell quickly, it would be bad business to let go a (still) chunky fee for very little work, potentially.

Going to make them sweat over the weekend Grin and then give the go ahead to hopefully go on next week.

Annoyingly rubbish weather here though, so those extra professional photos that they promise, better come out the bag.

Not looking forward to those mad dashes before a viewing and then the waiting, but I am looking forward to hopefully getting out of here, so we can get on and have a baby 🙂 That's for another thread though..

We've just booked removals. Technically don't have a date yet, or enquiries answered but hey ho it was either that or hire a lorry ourselves! Hoping it all works out Blush
