@Ellieboolou27 yes, we were on a periodic tenancy so it was 2 months notice from them. We were planning to exchange them serve notice, but she got there first. Glad the law has been changed on these 2 month no fault evictions, don't know when it comes into force thought

@sandybayley my experience with HSBC may be different as my purchase is a flat, not a house. Literally with a a day of them receiving the application they engaged Countrywide to do a valuation - whether this was desktop based or in person, I don't know. No other survey required by them ut like I say, this is a purpose built flat.

If it's any consolation, it took 4 days from mortgage application to mortgage offer, including requesting and receiving evidence. This was only last month, so their processing times are quick.

tiddletaddle the new law won't make a difference if the landlord wants to sell or move themselves unfortunately, it's just so that when people complain they can;t be evicted for doing so. So the rental system will still stink, just not quite as much! It does make me so grateful for being in a position to buy, I must remember that on my dark days, like yesterday!

How is everyone today?

I know how much those of waiting to exchange hate weekends. It's two days of solicitors not getting on with our conveyancing. For those of us waiting for an offer it's stress about viewings (or lack of them). Remember the days when weekends were fun?

We have our FTBs coming round on Sunday (with Mum) for a look round. I'm a bit irritated with them for a) not getting the valuation booked and b) getting stroppy when asked why it hasn't been booked. But I will smile and be nice. House is a tip though so will need a serious clean.

What's everyone else got planned?

@tootyfruitypickle agreed - I know we are fortunate for being able to buy too. It really sucks being a tenant, especially when kids are involved.

@sandybayley Agreed. Weekends are not as good as they used to be! Mine needs to involve some packing and deep cleaning of cupboards...will try and fit in something fun with my daughter like a trip for lunch

Well we have heard there is now only one enquiry remaining at the top of the chain. They need freeholder to issue consent to sell. I hope its straightforward! Chain has still agreed on mid May for completion... meaning exchange has to be next week...

Feeling a little down at the moment still no sign of our draft contracts 4 WEEKS since offer. Goodness why can't people just get on with it when the decided to sell? Also we've had our homebuyers which isn't drastic but still, it doesn't put you in a happy mood does it? Most things come across as doom and gloom, replace this eventually blah blah. No searches started been advised not to as it appears the upper chain isn't doing a lot at the moment! Must be so frustrating for our first time buyers who are ready to go and have been for a while. @sandybayley I hate that having to clean for a viewing as it takes forever and inevitably involves shoving in cupboards etc. I'm really praying now we've had a second viewing they won't ask for anymore! We've a toddler and needless to say it is not easy though the house is always clean just not tidy haha

Our buyers are still asking questions even after exchange. For now I am choosing to ignore, I just can't take any more! Nothing drastic just stuff like do we have a parking permit we can transfer (no, cos it's empty). I get that they are excited but I am just drained and done and still need a final push to empty the place properly.

tiddletaddle you poor things, and I'm not surprised you're fuming. Just shows that sometimes, it doesn't matter how well you behave or how courteous and helpful you are, for some people it's just all about them. Your LL is a thoughtless shit and karma will bite him on the arse.

WBWIfe I can't believe your situation is dragging on like this when you've been ready. Hope the holiday is lovely and this doesn't take the edge off the Pina coladas?

sandybayley, great news on the mortgage offer, but grrrrr to the frustration with your buyers' mortgage. Not sure if I missed an update but did you think any more about which house is best for you? Such a tough call...

As for us, well, I feel sick. Natwest are making us jump through a gazillion hoops for this bloody mortgage. Despite the AIP offering up to £600k (we don't want to borrow even close to this amount), getting the actual mortgage offer is proving far from simple. Natwest has carried out the valuation on the house, we've passed all the credit/affordability checks, but as we're self employed, it's proving painful and sooo slow. They've wanted company accounts, a forecast, tax returns and DH's inside leg measurement, more or less. In 2016/17 we needed to expand the business so we took less out in terms of salary and dividends, and for the past 2 years, it's increased. Rather than take the higher amount for 17/18, the bank insisted on taking an average of our earnings for 16/17 and 17/18 so we've had to submit our tax returns early for 18/19 to show that the higher rate has been sustained, so we're just waiting now to see if they'll accept that. They were submitted to the underwriter on Tues and we're still waiting to hear. I feel sick at the idea that they could still say no... Apparently, they need new bank statements as our last PDFs didn't have our full names and addresses on and then we're about there. I just need an answer. Preferably yes!

@sandybayley - happy to have found this thread, thank you for the link! I shall need a bit of hand holding until this all goes through as we have only just found a buyer. Our last two moves were incredibly complicated with long chains of flaky people, divorce settlements (the vendors, not mine) and dodgy surveys. Also our solicitor went on maternity leave right in the middle of things having not even mentioned that possibility before. So we feel we might be due an easy one for once...lots of other people seem to manage it and it all goes to plan.

I'm a bit worried that DH and I are becoming complete bores now about the move. We have friends staying this weekend so I just hope I can focus and enjoy myself!

@LeopardPrintKnickers - I think we're going with House No 2. The HB survey has come back today and is very clear, almost nothing to do. Much better than the survey on House No 1. DH and I really aren't up to doing work and just want to move and get on with life.

Our EA has been reassuring our vendors EA about the missing valuation survey. It seems that HSBC sometimes do this and our buyer assured us that the finances are agreed.

I just had a weird text from a local roofer asking for details about an estimate to be done. I suspect this is our buyer getting things mixed up again and giving them my number rather than the EA. Too much of a coincidence to be a spam text.

Agree about the lack of info or getting anywhere on a weekend. Instead of enjoying days off you count down hours till Monday and any updates.
We accepted offer Feb and very sadly one of the buyers passed away in April. His dp bravely wants to proceed using insurance. We were told it would be a couple of weeks extra to exchange but since heard it will be 8-10 weeks for money before we can get to exchange. We are fine to wait but also getting a bit worried as we are buying a new build which is ready and the builder wanted exchange within 28 days. We are already 2 weeks past the date. Hoping they have some empathy! Roll on Monday...

So having viewed a couple of properties this week, I am happy that we are making the right move, and it has confirmed that I do want a project house. Estate agents came round yesterday and spent an hour taking photographs and writing pages of notes, so hopefully we will see the draft details on Monday or Tuesday. Floor plan and EPC are being done on Tuesday.
I am not viewing anything now until we are under offer, so feeling impatient and want to be live on rightmove so it can all start happening.
Reading everyone's posts doesnt fill me with confidence, hopefully it will all go smoothly.
Good luck to those with viewings today, I am planning to re do the silicon in the shower...

Our sellers finally got around to instructing a new solicitor, took them 8 days because they couldn't decide on one between them. Apparently they didn't want to use their current one as too expensive. At least they have one now.
To be honest I have exams next month so I'm using this time to crack on with that

@Neron - to keep yourself sane I'd focus on the positives! They've instructed a solicitor - yay! There are many steps in this process but you've already taken a few forward.

@Fern204 - you're probably right not to view anything else until you're under offer but it is worth getting the alerts for new property in case something just right comes onto the market. You wouldn't want to miss out Wink

I know we have a long way to go yet and need to be patient, but it's so hard to relax, isn't it? The timing for our move is likely to be all wrong for me with work as it will be just exactly when I'm in the middle of my busiest time of year and when I need the internet all the time. You have so little control over it though, and I just want it all to be done as soon as possible so there's no way I will slow the process down because of work.

Work colleagues have been through this with me so many times now, I really hope I haven't used up all their sympathy and patience! This will be the 4th move for us in 4 years and it always hits a bad time, whenever it happens.

Can I join? My landlady has changed her mind and agreed, to sell me my current home now instead,of when her mortgage is up.
Solicitors have been instructed. Mortgage has been applied for. I'm so chuffed!

@Fern204 it is very sensible holding off on viewing. It took us 6 months from going on market to proceedable offer and we “lost” a few we’d seen in that time - would have saved much heartache to not look at things we couldn’t buy. Hopefully your experience will be much quicker though!

I was feeling completely in agreement at hating weekends as nothing happens yesterday but got contracts to sign in post 😀 Completion dates proposed are all going to be awful work and holiday wise (we may be moving a day before we go and DH threatening not to come) but will just be so happy to exchange and we have been in this process so long don’t want to be fussy, want it all tied in as worried until we exchange nothing is certain!

@amroc18 - great to have got the contracts. Totally agree about getting the deal fixed and working around other people's dates if it means getting it done.

Just finished another big clean and tidy up. The DC are fed up of having to tidy their rooms. I keep telling them it's the last time but something keeps coming up. It's a glorious day in London and are garden is looking very luscious, will offer the buyers and parents Brew in the garden to charm them Wink

@Neron - I'm guessing the neighbours from hell are now gone? Hope you enjoyed your first day of freedom.

The buyers (plus Mum) visions seemed to go OK with discussion about getting wardrobes in and a question about whether they could buy the bike sheds in the front garden. I take that as all positive. Let's just hope their mortgage offer is sorted this week.

I have allowed myself a bit of internet browsing of new beds, bar stools and American Fridges as a small treat but refusing to get excited.

@sandybayley I know just what you mean about a little treat but not getting carried away. I'm not allowing anyone to use the smart 'viewing' towels (brand new, never touched by mucky hands) in case they are needed again and it will jinx it. Also keeping the room spray handy and the 'viewing' teatowel (for casual draping on the range cooker handle) unused. When I use all those things I know I will have exchanged!

According to our mortgage broker, we should have an answer today. We had a request on Friday for bank statements (the ones we sent before didn't have our names/addresses on) which I'm hoping is just the last formality and then we should get an offer. If it's yes, then I'm on the fizz. If it's a no, then I'm not sure what we do from here - a lender who specialises in self employment mortgages I think, but that could be far more pricey each month. Gulp.

On the actual house stuff, it's all quiet. We're four weeks on from offers being accepted and no valuation done by our buyers (apparently, their mortgage offer's come through via a desktop valuation) and there's been no request for a survey yet. I'm guessing we wouldn't necessarily know about their searches. We've not had any updates from the estate agent either and until we get the mortgage side tied up, we don't want to be on the phone pushing for any news. We did our forms for the fixtures and fittings, but not had anything from the house we're hoping to buy. When do you usually get those? It's been donkey's years since I sold and bought at the same time, I'm clueless now!

Our sale seems to be going ahead with almost indecent haste with our ftb already discussing dates for completion when we only agreed the sale less than a week ago! Bit scary, but better that way than the vague flaky types we sold to last time.
