Dare I say it I felt a bit wistful for the property we sold on completion day - after 6 months of desperately trying to be rid of it - ha!
Felt a lot better once the funds came through Grin

I am literally harassing our whole purchase chain to get a move on. We really are being evicted from where we live although I doubt anyone believes me. We have to rewire replumb and knock a wall down between completion and us moving in mid June. I really hope we don't have to live in a tent in the garden !!

Draft contracts still not arrived 2 weeks after offer.. not sure if I'm being too pushy! Homebuyers being down today and praying nothing awful!

@sandybayley I seriously lack patience 🤣. I just have a bad feeling about our first time buyers. I think it's either that they just don't understand the process or that they aren't sure on the house anymore. It's all looking good for you. Fingers crossed.

The estate agents for our vendor sent us a list of answers I requested from the vendor today. One being that he wants to complete ASAP as he goes to America on June 18th for 4 weeks. Our mortgage fixed term ends on the 2nd June so I've put in a date of 5th June or 10th June as I want my early repayment fee to drop off. I also need our buyers to get back to us about a date. They are being very, very vague.

Good to hear of all the exchanges and completions happening elsewhere on the thread.

Week 6 for us here and starting to feel frustration. Apparently we are ‘close’ just ‘a few’ queries left. I don’t know what that means and I find the process very smoke and mirrors.

@beauticiannotmagician hoping your vendors and your urgency will help bring the rest of the chain along fingers crossed!

Surveyor called.. gave us a brief download before he does the full report. Things that are worrying him mainly relate to the fact it appears the house damp proof layer has been covered over as well as the air bricks... in the main it's because of the driveway paving and conservatory but more worrying I guess it that a neighbours path on one side also covers it!! He has recommended a damp and timber specialist though I've looked for quotes and they are massively different!! Damp readings all ok but reading under the lino in kitchen was borderline apparently. All damp folk I've spoken to have said that can't lift floorboards which is needed without vendor permission which I'm pretty sure won't be given...

Otherwise things look ok just not sure what to do about damp 'potential' problem....

Still waiting for news here about lease issue. Vendor seems to think we will hear back from freeholder next week and seems to think it’s fixable. I’m not holding my breath 😕

Great to hear some completions have gone through.
We have our first viewing tomorrow, we’ve been in RM two days I thought we’d at least have a few more booked in for the weekend.

As we’ve already lost our chain so close to completion, I’m so stressed, we are all the way at the start again Sad

Good luck @Ellieboolou27 Could be quiet because it's another bank holiday weekend, hopefully a buyer will come along soon.

Two weeks since we accepted a low offer. No mortgage valuation booked yet but have received 3 long questionnaires which I'm gonna try and fill this weekend, feeling quite overwhelmed by them. Our solicitor has also sent the buyer's solicitor a draft contract and management pack, so things seem to be progressing. We are only aiming to complete late July/early August (want DD to finish the school year in her current school) but would of course want to exchange as soon as possible.

Thanks dimmu, the paperwork for leasehold is more complicated, but things seem like they are progressing well for you. Good idea to let kids finish the term.

We are priced quite competitively , in January this year the exact same flat as ours sold for 275k, we've listed ours at 250k, didn't think of the bank holiday so gives me some hope! It's only been on one day and I'm already thinking whys it not sold GrinSmile

@dimmu - that sounds like good progress. The fact that the solicitors are getting going is a good sign.

Don't worry too much about the valuation survey not being booked yet. Some mortgage companies seem to do the underwriting first and then the valuation is done at the end of the process and the offer comes very quickly after. Others (including ours) book the survey as soon as you apply. Maybe chat to your EA and find out who your buyer is getting their mortgage from if you can.

@Ellieboolou27 - courage! It's rubbish going back to the beginning. As I've said before on this thread, there are snakes and ladders. You had the misfortune to hit the big snake on square 99 but are due to hit a little ladder very soon.

In my case it was a public organisation that was the snake and that's why I am so angry and distressed, if it was a private sale I could move on, being that the LA were our buyers I would have thought they had a duty of care to be transparent. instead they dropped us like a hot brick 4 months in - sorry to rant about it, makes my blood boil.

But.... have to move on, excuse the pun Smile

Thanks @sandybayley I have chased the EA about the survey, hopefully they will chase the buyer. But you're right, I'm pretty sure when we bought this flat wee didn't have the valuation done straight away.

@Ellieboolou27 the leasehold paper work is indeed very daunting. I'm sure lots of the questions are answered in the management pack so makes you wonder why I have to do it and not the solicitor who gets paid for this stuff!
Sounds like you are priced sensibly so hopefully you will find a buyer soon. We briefly considered the buy back option but glad now didn't take it any further, sounds like the councils don't have much money for this sort of thing at the moment. They still shouldn't have messed you around the way they did though, that's just appalling.

Argh no one can get hold of our buyers. Conveyancers and estate agents have tried. I've even sent a polite text. Hoping they are just on holiday or something. Why aren't they answering 😫😫😫

@dimmu I last heard from them on the 20th April. We are 3 weeks into the process now. Vendor is going away so we are hoping to complete as quick as possible.

@Minnie881 similar situation to you, wee have a damp specialist going in next week because the floors are uneven and the surveyor suspects rising damp. I'm worried in case there is a big problem under the damp course and they don't detect it...

@ABingThing its bloody stressful isn't it? Hopefully it's not anything that can't be fixed fairly simply if they do find something. I know it's better to know but.....

In other news, the air raid shelter in the garden under the ground is deteriorating apparently and will eventually collapse Shock
