What to do with a garage conversion we don't need?

Any ideas on the above would be appreciated. See some specs below of garage conversion:

12 ft x 24ft
Live in a village in Northants, with great commuter route
Can make it so it has private access
Can keep it as a garage if needed

What can we do with this space to maybe generate an extra income? Anyone have any good ideas which aren't hugely disruptive, ie we don't want it to be an airbnb

Are you near enough to the train station to rent it out as parking? Would cheaper than station parking be worthwhile?

@bouncebacker. Sadly, we are still a 10 min drive from train station! But that would have been a great idea!

Unless i get really savvy and offer a lift to and from station as part of service? Smile

What about hosting foreign students? You'll have to google to see if its something that happens in your area. It certainly happens here, and its relatively lucrative - you have to drop off to a drop off point at c.7.30 am and pick up at c.7pm, but they are out on trips all day - you provide dinner and packed lunch, Up to 3-4 students per room (depending on room size - they each need their own proper bed). Think it pays around £25 per student per night (but we're in the London commuter zone, so may be less elsewhere, or indeed not something that happens in your area).

So if you have 3 students for a Monday - Friday stay, then that is £300 (tax free up to the rent-a-room limit) minus the costs of feeding and watering them.

This may be stating the obvious, but could you turn it into a flat? For long term rental. Maybe even an office space?

@sugarcubed we are in a good area for thar to be a viable idea- thanks! We are not too rural so it feels safe

@mrsm43a as an English teacher i have given this some thought too as another possible choice and incorporate some teaching into it

@ashana it's a valid point and it was my first idea. We are near a few hospitals, big ones with a&e and specialist units so i was thinking doctors and nurses between shifts?
