Hi all looking for some inspiration we move into our new property soon and the downstairs needs work. We are already going to knock the living room dining room through. However are looking to add an extension to the rear! Looking to add something that is 5m across and 3 m wide. This should allow us kitchen dining space. We would also need a downstairs loo and maybe utility. I’m really stuck in relation to what to do with the corridor which leads to the kitchen. Also the floor plan shows understairs cupboard, this isn’t really the case it’s a coal store and only about 40cm tall. Pic included of floor plan.

I would get rid of the corridor to the kitchen and make the middle room wider. I dont like long dark corridors - just wasted space.

You could put a loo in the utility room where theres probably pipework already?

I’d keep the living room separate, put the loo/washing machine in the middle (currently the part of the dining room that’s adjacent to the living room) and then put kitchen diner across the back to incorporate extension, current kitchen and utility and remainder of dining room. You might be able to put a sofa in this space too so would be nice to get light from the garden. Have the smallest loo-tility possible - I don’t think the space is big enough to warrant wasting it on a large utility, best to use it for rooms you will actually spend time in. However you’ll at least need a downstairs loo so if you could incorporate the washing machine and storage for hoover etc that would help keep the kitchen tidy.
