Lease extension

Good Morning,

Sorry, can't seem to find the answer online. I will have been in my flat for two years in Feb 2020. Do you know if i have to wait until Feb to apply for a lease extension or am I able to enquire a month or so before?

Do you have to go down the Section 42 route? Direct negotiation is cheaper.
