Lower your price if you can to get interest. We put our house on the market last nov to buy a house we had just seen. Had lots of viewings but no offers so dropped the price in mid-january and received an acceptable offer very quickly. Market is very price sensitive atm. Good luck.

We've only literally gone on the market so can't lower yet. We've told the vendors agent how ecstatically in love we are but ultimately not proceedable.

Yes, you can, if you want the other house enough. Probably not sensible financially, but you could give away your house if you wanted to.

Fair point @Silvercatowner but ultimately we need as much as possible to afford it!
