Between exchange and completion

What happens if something breaks between exchange and completion?

We have an item which we are leaving which today I have noticed has broken. Doesn't make it unusable and I'm pretty sure the buyers won't care as they said they will be throwing it out and redecorating in the first few weeks.

But it got me thinking, what if I dropped an iron and burnt a hole in the carpet or if DC drew on the walls. How does that work? I guess I could claim on my insurance but what if I was horrible about it and said/lied "well that was there when you viewed". They have only been round once so wouldn't have seen every little detail.

I'm not about to start wrecking the place but also thinking what if our sellers did something on purpose or accidental to our place.

The place is supposed to be in the same condition at completion that it was at exchange. That includes things included in the sale. I would ask the EA to pass a message on to the buyers. Chances are they won't be bothered.
