Renting out Room on Airbnb

Hi, I am thinking about renting a room out on Airbnb but have realised that there is much more to it than just doing a listing.

What if my guest damages my property or god forbid causes a fire and this effects my property and my neighbours?!!

I have done a little research and it seems you can get some kind of insurance for this, does anyone have any recommendations on insurance for this?

I find it much easier to have a lodger than different airbnb guests

No check in/check out. No expectation to 'host'. Not constantly cleaning or changing bedding.

So do you have insurance in place for a lodger? in case they cause a fire/flood etc?

Yes - though Home Protect. However it wouldn't cover for malicious damage.

Oh ok, malicious damage is a biggy as could happen.

I found an Insurance Company called GUARDHOG that includes malicious damage and also offers on a pay per stay basis so this sounds good.
