I've only had one quote so far for our extension but am awaiting others. However, this builder was a recommendation so I had high hopes.

The quote for our 26m2 single storey rear extension was 46K! DH asked if I had told him our budget which was 40k for the build and I had but I wanted to know if it was a feasible budget. The builder said it was so I'm surprised and depressed at the the quote.

So, my question is, do I now conceal my budget with any other builders??

Yes you absolutely do not tell the builder your budget. You have given them a specification, rooms, electrics, plumbing etc. They work to the spec for the quote and not the budget.
I would also advise you to always have a reserve of 25 to 30% for extras, the most expensive items on a construction project are the electrics, any changes ie you want a few more sockets add in some cases considerable costs on. You may think it's just a socket but the reality is that the circuits have to be added to and chased through. This is followed closely by plumbing.

Also which is really important, you need a FULL breakdown of the estimate. Fine tooth comb this carefully, and look for what hasn't been included.

Finally if you accept a quotation, agree and have it contractually drawn up, a payments schedule, which has to coincide with works completed.

Ohh here I go again... the sticky subject of deposits. Never ever, ever hand over an outrageous 50% up front! If they request this, alarm bells should be going off in your head. Should they request a deposit more than 25% get them to put in writing for what items. Also as a client you have a duty of care for responding to the builders queries , whether it be what type of light switches to more serious matters regarding floor tiles ( this links in with the datums). Even by delaying a decision by a day has a knock on effect with the build.
