hi ,Has anyone done something like this recently? We need a downstairs toilet and the only way to put one in would be to put a porch on the front of the house and use some of the space in the existing hallway
do we need planning permission for that?

If you are extending forwards of the original building line probably. Definitely need Building Control approval for pipework/window.

Yes i think you need building regs to put in a new toilet and pipe work. Not sure about planning. Planning and building regs are different departments. Speak to the council and ask, in my experience builders dont often tell you and if you do get building regs make sure they send you the certificate after they have signed off the job!

Depends on distance from road to front of property too I think.
