My husband and I found our dream home. It came on the market and was inundated with offers - several of which were speculative or had chains upon chains upon chains. We are cash buyers with no chain and put in a reasonable offer. The EA told us our offer was slightly too low, and to suggest another, higher, and we would surely win. We told him to come back with a number that would win as we didn’t want to start bidding against ourselves, and he said he would come back yesterday evening. He did not. Today I received a call, not even from the EA we were dealing with, to say the buyers accepted another offer.

Is this the end? I am heartbroken, but I am also outrageously angry. The estate agent owed us the chance to match the offer, surely? He specifically said he would find out what number we needed to offer and would tell us, and he did not! What if we were prepared to go higher?! Is it all over now the offer has been accepted? It’s also so shitty that the EA couldn’t even tell us himself, and got someone else to do it.

Please help, I am so sad!

@crispysausagerolls - you have my sympathy and I have definitely been there (fallen in love with a house and started the Pinterest board) but you have to try and keep a bit of distance for your own sanity.

We're actually (fingers crossed) back on track to purchase what I thought was our dream house. We had our sale lined up and we're ready to buy not too far from you. Then our sale fell through and I was distraught.

We've just secured another sale and it looks like the house we like is still there for us (we were a week away from exchange). I'm pleased but I'm not excited because I know this process is unpredictable. I've fallen a little out of love with it because of the upset last time, probably as a coping mechanism to protect myself 😬

HotChoc there isn't anything wrong with them as such. My comment was more 1) if you're spending the best part of £1.5m on a house you'd probably want something more aesthetically pleasing and less "functional". Modern rads can be really sleek & smart, or you might expect to see period salvaged rads in a house like that, or underfloor heating.

  1. they also say to me that the heating system hasn't been updated for a long time. Which is potentially expensive. Does the bathroom have a decent shower? I can't even remember if the photo showed a shower. Again, if you are going to spend all that money you'd want a decent shower before you go to work in the morning, not piddling around with no water pressure and a cranky boiler!

@crispysausagerolls - SW19 / SW20 - you get slightly less for your money round by us. I know East Molesley quite well (DH from near by). Very nice but commute into London wouldn't work for us - DH is very scathing about trains from Hampton to Waterloo and will only consider places where trains are frequent!

Yes, the further in you go, the more ridiculous! Your DH is not wrong about the trains - 2 an hour from Hampton court. Cancelled frequently, disaster.

Either way OP, I really hope it works out for you and I really don't think your DH did anything wrong. The process of giving an offer a bit under what you would be prepared to pay in order to allow for a counter offer is perfectly standard. Clearly in a situation where there is a lot of competition and it's going to go to the highest bidder it probably wasn't the best strategy, but he's not some massive idiot like some posters are saying.

I am so sorry. Good advice up thread. I am sick of estate agents. My dream property sold around 10 years ago - couldn’t afford it then. Have kept on eye on it and it came into the market a few years ago. Phoned told them I’d viewed it was cash buyer and wanted it and had waited 10 years. Was told I’d be phoned to arrange final viewing etc. Phoned next day to be told an offer had just been accepted. Absolutely gutted. Still keeping an eye on it . . .

I'm not convinced it's in the bag as the vendors are a bit tricksy. We're not upping our offer though as there are two other properties we could go with. One I'm sure we can get, the other might be open to a cheeky offer. Will know more by the end of the day....

Half of these replies are just BS. When you put an offer in on a house it's perfectly reasonable to start low so you have room to manoeuvre. The estate agent represents the vendor, but part of their job is to get the best deal. By not coming back to you when they knew you had room to negotiate, they were not doing their job. Unless you'd said to them that your absolute max was say 1.4 and they had an offer of way over that, they should have come back to you and said another offer is on the table, would you like to increase. Contact the agent asap.

Well I think uou just added to the bullshit. The agent will do as the vendor instructs, and if they chose to accept an offer and not go back for further bids this is the correct action to take.

I just don’t like the external style - and also there’s 3/4 roads here that we are looking at, because they are beautiful, tree lined, near the station and near the high street. Although this weekend we are branching out a little and seeing houses on a few neighbouring streets. But I appreciate the thought. There is another house I quite liked but now I have felt what it’s like to really love a house, I’m not sure I could settle.

OP you will need to accept that although you are in a lovely position of buying your dream house, you are not bidding against starter homes. Every other bidder will have 1.5m or more if they are bidding on the same properties.

On the flip side though you will find another ideal property that will meet most of your needs and wants. Ultimately it is a pile of bricks and only a pile of bricks.

Sandybayley is selling to a FTB, so a chain consisting of one link.

FTBs aren't always looked upon as ideal prospects to be involved with. Some (although not all) can be nervous and overly cautious, and confused/uncertain about the process, which can cause delays for the others in the chain.
