closing date help - Scotland

Sorry if this is a daft question but how does a closing date work in Scotland on a property I am interested in? I understand the date and time is when all offers need to be submitted. I presume a closing date is only set once the seller knows there are definitely offers being made? What if at the closing date there are no offers submitted? Is the price then reduced?

Long story short - there is a property I have seen and am interested in viewing but closing date is this Friday and I can't view due to work commitments until next week (it was when I put in a viewing request I was advised that date had actually been set for Friday) Not thats the way the cookie crumbles I am still browsing around and it isn't too big a deal that I am going to miss out here but I just wondered if there was a chance that it might come back on the market if no offers are made. Or is that highly unlikely?

Properties tend togo to closing date when there have been a few notes of interest submitted. Come closing day the vendor will choose their preferred offer. If no offers are made, the property would most likely just remain on the market.

When we have dealt with closing dates after submitting a note of interest, we have had vendors solicitor make contact asking if we are planning to offer. Hope this helps and good luck, closing dates are a nailbiting time.
