Does anyone have an experience of offering on a new build or are they set prices? We’ve seen one we like for £304k bit out of our budget. Is it a thing to offer?

My dsis did and they laughed her out of the show house.

Then phoned her back three weeks later to ask if she was still interested! She's been living there a few years now.

I am buying a new build, think every development is different as to what they can do to entice you. Generally I have heard they don’t like doing price discount as affects the overall site value via land registry. However I have got my stamp paid, flooring, turf and upgraded kitchen included so pretty happy with that tbh

Yes I would give it a try but be prepared they may add a stipulation that you have to exchange quickly eg 28 days from receipt of contract papers by your Solicitor.
