Advice on getting the rental property we want

So we have found a perfect house to rent for us, its in our price range and more space and a garden!

However i'm concerned it will be popular (due to price and what its got compared to others in the area) and others will want it. Maybe i'm over thinking but I just think others could look better on paper and we will miss out.

Has anyone got any tips/advice on securing a rental property?

We are going to see it on Monday and it only got put up Thursday so hoping to be quick in and showing interest/ going for it straight away. But just worried cause i really want it!

We had the same issue last time we were moving so offered twelve months rent up front to take it off the market and had all the application forms filled in and submitted before the open house.

The letting agent insisted on allowing more viewings and many people applied but we got it. Interestingly the landlord preferred to accept the rent monthly.

Have references ready printed, payslips, etc all ready to go.

I've done various things. On my last house I offered slightly higher monthly payments. In this one the landlord showed me around, I knew several people were viewing that day so I asked for his email address. Later that evening I sent him an email outlining why we would make excellent tenants so told him we were interested in a long term let, detailed that we had always received our full deposit back because we always looked after our properties etc. Sent it off and it was ours 20 minutes later.

We went super eager and first ones to see it and did all the forms on that day for them!!

Soooo it might be happening! Just need to pass referencing and credit checks!
