Garage conversion

Has anyone done a garage conversion? We have a garage attached to our house with plumbing and electricity and want to convert it to an office/spare room.

I’ve had 2 quotes come back at 30k. I was expecting more like 12. Was I just horribly unrealistic or does this sound possible?

Any advice would be great. Thanks

My neighbours had theirs converted into a playroom. Bay window put in, laminate floor, radiator, etc. and it cost £5k!

Ours cosy £5,000 a good few years ago. That was with window, radiator, full building regs standard in I action etc.
We're in the expensive south East and that seems extortionate to me.

Daughter has just had plans drawn up and estimated cost of building work is around £7k. Floor needs to be raised by quite a bit as house has steps up to it so probably more building work than usually needed.

£30k is nuts for an integrated garage that already has services. I was hoping to do something similar for a detached garage but am probably shelving that idea as all quotes were £12-15k

We've just had our internal garage done for £6k - we didn't need a window putting in as the garage already had 2 side windows but they were replaced with new ones. £30k sounds extortionate!

That looks amazing! Okay I’m getting onto which and seeing if I can find a better quote. We are in the south east but it still seems crazy high to me.

Ours was £7.5k for integral garage to be split into playroom, utility and downstairs toilet last year. Plumbing was an extra £600 and electrics were an extra £1500, but that's because it pretty much needed rewiring. That's in Lincolnshire.

Sorry to jump on this thread, but I wanted to ask if anyone had converted a single garage into a living room. Does it feel big enough?
