New build garage conversion

Hi all,
Slightly off topic, but hoping for some advice.

We recently moved into a new build, and am looking at converting the garage (into a play room for the LO's!).

We have decided we can re legalities etc (only an internal conversion, and developers happy to turn a blind eye).

Only real reservation is the cracking.We know cracking occurs in new builds, but will knocking an archway through the living room wall have any sort of affect? Anyone have an experience with this?

We would have been living in the new build for approx 8-10 months prior to the building work starting.

You will need to get a building warrant. This is a conversion and it is a legal requirement, never mind the developers "turning a blind eye".
