What do I offer?!

I'm a FTB and have no idea what I'm doing.

We've found a house we like and would like to make an offer.

It's listed on at oieo 320 and it's in a good location with close transport links. However, it's very dated (70s décor I think) and basically everything needs ripping out.

I'd like to offer 295, DP thinks that's too low and we should go 310. A friend said that 295 is probably a bit low for a chain free seller and its only been listed a month so they're unlikely to drop their price by much.

Help. What do I do?
