Keeping Vendor sweet

We’re going to meet vendor today; our dream home - been on the market many months, lots of viewings, no offers. We have offered what we think is very realistic price and been accepted. Price significantly less than original asking.
House for sale as couple divorcing - obviously had lots of time and money spent on it and I would guess they’re pretty cheesed off leaving it.
We’re in a good position for rapid sale - how do I play things today, do you think? Want to seem reassuring b

Actually I'd be wanting reassurances from the sellers that both are happy to proceed with the sale at the agreed price. If both are still living there do they both want to divorce and sell the house? Do they each need to find somewhere else to buy?

Mrs Seller is in house with son, Mr Seller has moved out. They say that Mrs going into rented.

I take your point though - I think the negotiator is Mr, I’m not sure of Mrs’s thoughts.

I'd be checking that she actually is looking to rent because if she looks for somewhere to buy you'll be in a chain.

Honestly, just be normal with her/them otherwise you'll come across as patronising, especially if you've not been in the same situation. Just listen for any alarm bells regarding moving on, i.e. not wanting to move or being too attached to the house. It's a business transaction at the end of the day and with any luck they want to sell and want you to buy so they can move on.
