Building an annex

Hiya guys

Looking to build an annex on the side of my house for my mum to move into.

Any one where the first place to start would be?

Imagine starting from the very beginning

I would think the first thing to think about would be the cost and how you are going to pay for it. You can get a rough idea by working out how much space you are going to use and then costing it at around 2k per square metre (this will vary depending on where you live and the finish you want, but it will give you a ballpark figure).
Some builders have a design and build service, where the whole thing comes as a package. Otherwise you will probably need an architect, then get planning permission.
Getting an extension built is generally a long drawn out process, with a lot of incidental expenses along the way. You will also have to pay vat.

You will also have to pay for a new water supply/gas/electric so need to factor in that cost too
